HomeMy WebLinkAboutAnalysisANALYSIS FOR ZONING CHANGE Approximately 399 NE 82[ld Terrace FILE NO: 06-00829zc Pursuant to Article 4, Section 401 and Article 22 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal has been reviewed for an amendment to the Zoning Atlas as follows: The request is to change the Zoning designation as follows: The subject property is comprised of one parcel fronting NE 4th Avenue between the Florida East Coast Railroad and the Little River ( A complete legal description is on file at the Hearing Boards Office) from R-1 "Single Family Residential" to R-3 "Multifamily Medium Density Residential". The following findings have been made: • It is found that lots immediately west of the subject lot are designated R-1 "Single Family Residential". • It is found that the character of NE 4`1' Avenue is low density residential, specifically R-1 "Single Family Residential". • It is found that the R-1 "Single Family Residential" zoning designation allows 9 residential units per acre and the requested R-3 "Multifamily Medium -Density Residential" designation will allow 65 residential units per acre. Based on these findings, the Planning Department is recommending denial of the application as presented.
