(Resolution Nos 06-OO799xc) per Article 22, Section 2215 of the City of Miami Zoning Ordinance 11OOO as amended, and including all of the previously approved permits under the original Special Exception, The following findings have been made, It is found that the subject application ordee plans presented with a previously approved Special Exception, . It is found that the proposed use could be beneficial to the community in providin needed service, The modification to the approved Special Exception will allow relocation of Camillus House and its services from its current location, It is found that the City of Miami has agreed with Camillus House on the Development Agreement to this new location. It is found that the design of the proposed facility is i scale and character with the surrounding area. It is found that the submitted plans depict the required landscaping and open space to serve the resident of the proposed project. It is found that with respect to all additional criteria. as specified is Section 1305 of the Zoning Ordinance 11000, the proposal has been reviewed and found to be adequate. Based on these findings, the Planning Department is recommending approval of the application as presented.
