JUSTIFICATION:
An agreement between Grovites United to Survive, Inc. (GUTS) and the City of Miami for the
lease of approximately 3,197 square feet of space located at 3686 Grand Avenue. The lease is for a
term of two (2) years that shall commence on October 1, 2006, with an option to renew for one (1)
additional one-year term subject to mutual consent of the parties.
HOW IS THIS ITEM GOING TO ENHANCE THE QUALITY OF SERVICE TO THE
CUSTOMER / CITIZENS?
This agreement is to establish a recreational facility for the Police Athletic League (PAL) boxing
program of the City of Miami Police Department. The PAL boxing program is for youth in the
area.

TOTAL EXPENDITURE: $1,650 per mnth
The last annual lease option expired on September 30, 2006. Rent during this period was paid at
$4.99 per sq. ft. or $1,300 per month. The rent negotiated for the new lease is $6.20 per sq. ft. or
$1,650 per month and was based on the amount of funding available from the Law Enforcement
Trust Fund.
