Our firm represents Mayor Realty, Inc. and ALCO Group, Inc., who are the owners of the
properties legally described in the attached Exhibit "A" (the "Property"). The Property is zoned C-2
and is designated General Commercial in the City Comprehensive Development Master Plan. The
Property consists of 0.4530 net acres and 0.7747 gross acres.
The purpose of this letter is to provide you with information regarding the Uptown Place
project (the "Project) for which we are submitting a Special Exception application (the
"Application"). The Project consists of a sixty (60) unit residential development and includes
3,800 square feet of ground floor retail. The Project meets the parking requirements, providing
eighty-six (86) parking spaces for the residential component, twelve (12) parking spaces for the
retail component and four (4) handicap parking spaces for a total of one hundred two (102)
parking spaces..
As per Section 401 of the City of Miami Zoning Code (the "Code"), the Applicant seeks
special exception approval in order to allow residential development in the C-2 district.
The criteria for the approval of a Special Exception are:

a. The proposed site's proximity to other residentially zoned
property makes it a logical extension or continuation of existing
residential development, and
b. Adequate services and amenities exist in the adjacent area to
accommodate the needs of potential residents
For the reasons that follow, we believe the Project meets this criteria as well as the
criteria set forth in Section 1305 of the Code. The Property is adjacent to the R-2 Two -Family
zoning district which makes it a logical extension and continuation of existing residential
development. Further, the Project is an infill project, therefore adequate services and amenities
already exist in the adjacent area to accommodate the needs of potential residents. In addition,
the Project will be providing a retail component to further provide services and amenities to the
residents of the Project as well to neighboring residents.
The Project exceeds all the setback requirements of the C-2 district. As part of the
zoning approval, the Applicant seeks a Class II Special Permit as per Section 923.2 of the Code
to reduce the loading stall dimensions from one (1) 12' x 35' stall to two (2) 10' x 20' stalls.
