Pursuant to Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida,
the subject proposal for Pinnacle Place project has been reviewed to allow the following
Special Exception:
• Special Exception per Article 9, Section 917.6, to allow reduction in one half of the parking
requirements for housing for low income families and individuals.
Required parking: 251 (100%)
Provided parking: 180 (71.71%)
Request to waive 71 (28.29%)
The following findings have been made:
• It is found that this project was originally approved by the Zoning Board on January
10, 2005 (2005-0966). The Zoning Board approved an extension of time for the
special exception on November 14, 2005. Resolution 2005-1109 affirmed by the
Commission on January 26, 2006.
• It is found that the requested 28.29 % reduction of proposed parking for this type of
project will be detrimental for the neighborhood as a result of the spill over parking
having to be accommodated into the immediately adjacent area.
• It is found that the use is compatible with the area and will be beneficial by providing
affordable housing and it is also found that the proposed layout provides adequate
vehicular circulation.
• It is found that the depicted landscape plan complies with the minimum requirements.
• It is found that with respect to all additional criteria as specified in Section 1305 of
Zoning Ordinance 11000, the proposal has been reviewed and found to be adequate.
Based on these findings, the Planning Department is recommending denial of the
requested Residential Development Project as presented.
