HomeMy WebLinkAboutMorningside Hedges Appeal Update with Hedges PhotosMorningside Hedges Appeal Update CURRENT GUIDELINES TIMELINE OF THE REQUEST FOR TALLER HEDGES STAFF OUTREACH The current guidelines for hedges in the Morningside Historic District are as follows: Height allowed along side property lines: 5' Height allowed along rear property lines: 8' Currently, the Morningside guidelines do not allow ANY hedges on the front property line Exceptions to the guidelines may be granted by the HEP Board in the event of unusual or extenuating circumstances. December 2000: The subject property has a 3 1/2 foot historic wall. Therefore, the HEP Board granted the installation of a 5' hedge behind this wall, with the condition that it be maintained at 5'. March 2002: The applicant came to the HEP Board to request approval for the hedges which were now at 8' (after -the -fact request.) The HEP Board denied this request, and stated the hedges must be reduced to 5'. September 2006: The applicant came to the HEP Board to request approval for hedges now in excess of 8' (after -the -fact request.) The HEP Board again denied this request. Staff is working with the Morningside Civic Association to reconsider some of the requirements for the gates, fences and hedge guidelines. Any recommendations for changes will still have to be approved by the HEP Board. The Preservation Officer has a meeting with the Hedge Committee on Tuesday, February 27, 2007, and another meeting with the Civic Association Board on February 27, 2007. No change to present height requirements to side and rear property lines is anticipated. The staff person in these recent photographs is 5' tall (please see attached photographs).
