Approximately 21-23 & 31-33 SW 52" Court &
20-22 & 30-32 SW 52nd Avenue
FILE NO: 06-00397ze
Pursuant to Article 4, Section 401 and Article 22 of Ordinance 11000, as amended, the
Zoning Ordinance of the City of Miami, Florida, the subject proposal has been reviewed
for an amendment to the Zoning Atlas as follows:
The request is to change the Zoning designation as follows:
The subject property is one lot fronting SW 52nd Court (A complete legal
description is on file at the Hearing Boards Office) from R-3 "Multifamily Medium -
Density Residential" to C-1 "Restricted Commercial",
The following findings have been made:
• It is found that lots to the west of the subject site are designated C-1 " F stricted
Commercial," however, lots to the north and east are designated R-3 "Mt-tifamily
Medium -Density Residential" and lots to the south are designated R-1 "Singh: Family
Residential."
• It is found that a change to C-1 "Restricted Commercial" is not a logical extension of
that zoning designation and will bring a more intense commercial use to.a residential
area.
• It is found that the character of SW 52 Court is residential, specifically "single-farnily
residential."
• It is found that the R-3 "Multifamily Medium Density Residential" designation allows
a maximum of 65 residential units per acre and the requested C-1 "Restricted
Commercial" category will allow a maximum of 150 residential units per acre.
Based on these findings, the Planning Department is recommending denial of the
application as presented.
