Pursuant to Article 4, Section 401 and Article 22 of Ordinance 11000, as amended, the
Zoning Ordinance of the City of Miami, Florida, the subject proposal has been reviewed
for an amendment to the Zoning Atlas as follows:
The request is to change the Zoning designation as follows:
The subject property is approximately 0.26 acres (11,325.60 sq. ft.) and it is facing
SW 301h Avenue, between SW I Street and SW 9th Street, in the West Flagler NET
area. The site is currently designated "Two -Family Residential".
The following findings have been made:
• It is found that a change to "Medium Density Multifamily Residential" is a logical
extension of that category and will unify the designation with the properties
immediately adjacent to the north and under the same ownership.
• It is found that the requested change will increase the possibility of the subject
property being developed and enhanced in a manner that will directly benefit the
adjacent area.
• It is found that the frontage of the subject property is on SW 30th Avenue and the
character of the street in this area is residential,
Based on these findings, the Planning Department is recommending approval of the
application as presented.
