The propuse as a Night Club will be subject to its hours of operation after 5:00 p.m.
until 5:00 a.m. only. The existing structure is of approximately 16,531 square feet with 24
existing parking spaces. Out of 10,195 square feet of an existing warehouse area, 2,961
square feet will be used for a proposed New Night Club requiring 27 parking spaces,
remaining approximately 7,234 square feet of warehouse area and 3,375 square feet of an
office are:.
Pursuant to Ordinance 11000, as amended, Supplement 14, the Zoning Ordinance of the
City of Aami Florida, the subject proposal for SOUTH RIVER NIGHT CLUB
at 760 NW 4 STREET, MIIA1t, FLORIDA, has been submitted and reviewed to allow an
application for Variance and Special Exception Permit, subject to all applicable criteria;
APPLCAATION FOR VARIANCE SUBJECT TO COMPLIANCE WITH ZONING
ORDIN\NCE 11000 and THE CITY CODE, AS AMENDED, AND TO ALL
APPLICABLE CRITERIA, CONSIDERATIONS AND/OR OTHER REGULATIONS.

WITH ZONING ORDINANCE 11000 AND CITY CODE, AS AMENDED, AND ALL
APPL.IC A BLE CRITERIA, CONSIDERATIONS AND/OR OTHER REGULATIONS.
SPECIAL, EXCEPTION PERMIT, as per ARTICLE 4. ZONING DISTRICTS, Section
401, Scheduled of District Regulations, to allow a night club in C-1; subject to all the
applicable criteria.
The Special Exception Permit encompasses the following Special Permits:
CLASS I SPECIAL PERMIT, as per ARTICLE 9, Section 906, Sub -Section 906.9.
Temporary special events; special permits; criteria, to allow temporary carnival, festival, fair
or similar type .event on privately owned or City -owned land such as a ground breaking
