HomeMy WebLinkAboutAnalysisANALYSIS FOR VARIANCE 760 NW 4 Street FILE NO: 06-01035v Pursuant to Section 401 of Ordinance 11000, as amended, The Zoning Ordinance of the City of Miami, Florida, the subject proposal has been reviewed for Variance as follows: Parking variance; Required - 54 Spaces Grandfathered - 3 Spaces Balance Required - 51 Proposed - 24 Spaces Request to waive — 27 Spaces The following findings have been made: • 1t is found that although the proposed nightclub use will be compatible with the area, the parking deficit of 27 parking spaces will have an adverse impact on the surrounding area due to overflow parking having to be accommodated on the adjacent residential and commercial streets. • It is found that there is no hardship to justify the requested setbacks variance. • It is found that the proposed nightclub use should be accommodated so it complies with all zoning requirements. • 1t is found that by developing the lot in the manner reflected, the property owner will derive undue benefit under the Zoning Ordinance. Based on these findings, the Planning Department is recornnrtending denial of the application as presented.
