The purpose of the applications is to unite the property under one land use designation and zoning category: Restricted Commercial and C-1. Rezoning The following addresses the requests for information in the Re -zoning Application: Statement why the existing zoning designation is inappropriate: The existing zoning designation is inappropriate because the property runs along a main thoroughfare in the city of Miami and is bordered on the North by C-1. Statement as to why proposed zoning designation is appropriate: Amending the comprehensive plan and zoning atlas would be appropriate because the C-1 zoning designation on the property would be a natural extension along the NW 22nd Avenue corridor. Thus, the appropriate zoning category is C-1. Because the applications meet all of the criteria for comprehensive plan amendment and rezoning, we request the applications be approved.
