CASE NO: 2005-0999 Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal has been reviewed for an amendment to the Zoning Atlas as follows: The request is to change the Zoning designation as follows: The subject property consist of one lot facing SW 22nd Terrace (Complete legal description on file at the Hearing Boards Office), from R-2 "Two -Family Residential" to C-1 "Restricted Commercial" with an SD-23 "Coral Way Special Overlay District". The following findings have been made: • It is found that the area immediately to the north and east of the subject lot is designated C-1 "Restricted Commercial," and the subject lot is the only R-2 "Two - Family Residential" designated lot within the block. • It is found that a change to C-1 "Restricted Commercial" with an SD-23 "Coral Way Special District" is a logical extension of that category and will unify the commercial use and viability of the property. • It is found that the character on the north side of SW 22"d Terrace in this block is commercial, whereas the character of the south side of SW 22nd Terrace is residential, specifically "Two -Family Residential". • It is found that the R-2 "Two -Family Residential" designation allows 18 residential units per acre and the requested C-1 "Restricted Commercial" designation will allow a maximum of 150 residential units per acre. Based on these findings, the Planning Department is recommending approval of the application as presented. ANALYSIS FOR ZONING CHANGE Yes No N/A v. [VI [VI v CASE NO. 2005-0999 In harmony with Comp.
