HomeMy WebLinkAboutsubmittal"Exhibit B" Analysis of Properties Surrounding 3814 NW 1 Ave There are 79 parcels zoned Rl in the area surrounding 3814 N\V 1 Ave. These properties display the following characteristics: • I l% of the parcels appear to already contain duplexes • 4% of the parcels appear to contain multifamily units • 8% of the parcels appear to be vacant • 10% of the parcels appear to be in visual disrepair • Only 2/3 of the parcels appear to be single family units in good condition SUBMITTED INTO THE PUBLIC RECORD FOR ITEMJION V-u-al. 7 657 "Exhibit C" Montura Homes, LLC seeks to change the zoning of property address 3814 NW I Ave with legal description 24 53 41 PRINCESS PARK PB 6-87 LOTS 1 — 2 from RI to R2 for the following reasons 1. The lots in question are part of a larger 4 lot vacant parcel that is partially zoned R2. These lots have been vacant for a long time and we propose to build new residential duplexes in the 4 lots in order to improve the overall quality of affordable housing in the area 2. The RI area is small area, comprising less than 75 lots in the middle of an area with more dense zoning designations. Furthermore, the area that is zoned RI does not differ substantially in character from the areas outside of the R1 zoning designation. See exhibit B to see that there are several parcels within this area that appear to already be operating as a duplex or multifamily residence 3.
