Dear Mrs. Fernandez:
This law firm represents the owners with respect to the referenced
application for a rezoning from R-2 to R-2 Two Family Residential with an SD-12
overlay designation.
The property is approximately 10,200 square feet in size and directly abuts
an existing C-1 Restricted Commercial zoned property that is developed with a
neighborhood restaurant called Dogma as well as a partially completed car wash
called Carina. Although zoned R-2, lot 24 has always been a part of the C-1
zoned property and is currently vacant land. As part of the owner's
redevelopment of the property with a car wash, the owner intend to utilize the R-
2 zoned lots for additional parking. Accordingly, the applicant is requesting a
rezoning to SD-12 in order to allow the lots to be used for surface parking only.
The project architect, Carlos Touzet, has designed the site plan for the
property in order to provide liberal landscape buffering between the lots and the
adjacent residential properties to the west. In addition, the proposed rezoning to
SD-12 is compatible with the surrounding area because the lots directly to the

south is developed. with commercial uses as is the lot directly to the north, across
71f1Street, which is zoned Restricted Commercial.
