HomeMy WebLinkAboutAnalysisANALYSIS FOR ZONING CHANGE Approximately 580-582 NE 71st Street FILE NO: 06-01026zc Pursuant to Article 4, Section 401 and Article 22 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal for an amendment to the Zoning Atlas has been reviewed as follows: The request is to change the Zoning designation as follows: Lots 3 and 24, on Block 2, BAYWOOD (5 - 85), from R-2 "Two -Family Residential" to R-2 "Two -Family Residential" with an SD-I2 "Buffer Overlay District". The following findings have been made: • It is found that the subject property is immediately adjacent to the east to a C-1 "Restricted Commercial" with an SD-9 "Biscayne Boulevard North Overlay District" designated area under the same ownership. • It is found that this petition is in order to use the subject property as surface parking lot for the adjacent lots designated C-1 "Restricted Commercial with SD-9 Biscayne Boulevard North Overlay District". • It is found that in spite of the location adjacent to a commercial designation, this proposed amendment is not consistent with the established residential pattern of the area west of the subject property. • It is found that the requested zoning designation change is consistent with the underlying land use designation and therefore does not require an amendment to the Future Land Use Map of the Comprehensive Plan. Based on these findings, the Planning Department is recommending denial of the application as presented.
