APPROVAL WITH CONDITIONS AS SPECIFIED BY STAFF OF A MAJOR USE
SPECIAL PERMIT PURSUANT TO ARTICLES 5, 9, 13 AND 17 OF ZONING
ORDINANCE NO. 11000, AS AMENDED, FOR THE CIVICA TOWERS
PROJECT, TO BE LOCATED AT APPROXIMATELY 1050 NORTHWEST 14TH
STREET, MIAMI, FLORIDA, TO CONSTRUCT AN APPROXIMATE 280-FOOT,
25-STORY HIGH MIXED USE DEVELOPMENT TO BE COMPRISED OF
APPROXIMATELY 390,827 SQUARE FEET OF OFFICE SPACE;
APPROXIMATELY 14,655 SQUARE FEET OF RETAIL SPACE;
APPROXIMATELY 430 HOTEL ROOMS; AND APPROXIMATELY 837 TOTAL
PARKING SPACES; PROVIDING FOR CERTAIN FLOOR AREA RATIO ("FAR")
BONUSES; DIRECTING TRANSMITTAL; MAKING FINDINGS OF FACT AND
STATING CONCLUSIONS OF LAW; PROVIDING FOR BINDING EFFECT;
CONTAINING A SEVERABILITY CLAUSE AND PROVIDING FOR AN
EFFECTIVE DATE.
