VICINITY MAP
LEGAL DESCRIPTION:
A water main utility easement over a strip of land 12 feet wide, lying and being in the
subdivision of the James Hogan Donation, Section 37, Township 54 South, Range 42 East,
Miami -Dade County, Florida, more porticulary described as follows;
Commence at the Northeast corner of Block 61 North of the A.L. KNOWLTON MAP OF MIAMI,
as recorded in Plat Book "B" at Page 41. of the Public Records of Miami -Dade County,
Florida; thence N87'41'25"E along the Easterly prolongation of the Northerly line of Block 61
North of said A.L. KNOWLTON MAP OF MIAMI, for 219.39 feet; thence S19'04'34"E for
645.09 feet; thence S12'05'15"E for 140.18 feet to the Point of Beginning of a centerline
of a 12 foot water main utility easement, lying 6 feet on each side, said lines to be
shortened or prolonged to meet at angle points; thence continue 512'05'15"E for 228.39
feet to a spliter point of intersection A; thence 516'08'34"E for 294.87 feet; thence
S14'00'24"E for 40.90 feet to spliter point of intersection B; thence continue S14'00'24"E
for 74.70 feet; thence 506'12'56"E far 72.15 feet to spliter point of intersection C; thence

Beginning on Point B of a centerline of a 12 foot utility easement, lying 6 feet on each
side, thence S69'54'08"W for 10.64 feet to a Point of Termination.
And
Beginning on Point C of a centerline of a 12 foot utility eosement, lying 6 feet an each
•side, said side lines to be shortened or prolonged to meet at angle points; thence
S07'06'50"E for 205.21 feet to spliter point of intersection G; thence 51717'46"E for 53.87
feet to a Point of Termination.
And
Beginning on Point D of a centerline of a 12 foot utility easement, lying 6 feet an each
side, thence 506'34'09"E far 72.14 feet to o Point of Termination.
And
Beginning on Point E of a centerline of a 12 foot utility easement, lying 6 feet on each
side, thence NO2'28'54'W for 19.92 feet to a Point of Termination.
And
Beginning on Point F of a centerline of a 12 foot utility easement, lying 6 feet on each
side, said side lines to be shortened or prolonged to meet at angle points; thence
S64'30'49"E for 29.17 feet; thence N79'09'06"E for 19.90 feet to a Point of Termination.
And
Beginning on Point G of ❑ centerline of a 12 foot utility easement, lying 6 feet on each
side, thence 581'03'33"W for 14.96 feet to a Point of Termination.
Containing 26199 Square Feet and/or 0.60 Acres more or Less by calculation.

This legal description reflects a revision to the previous proposed Sketch and Legal created
for Bayside property and Bay Front Park property together. The previous proposed Sketch
and Legal was prepared by J. Bonfill and Associates an June 7, 2006 as shown in Project

The Legal Description of the Subject Strip of Land was generated from information
provided by the client. In addition, the following sources of dot❑ were used to the extent
required to complete this document in a defensible matter, that is to say.
Plot of "A.L. KNOWLTON MAP OF MIAMI", as recorded in Plat Book B, at Page 41, of the
Public Records of Miami --Dade County, Florida.
Plat of "METROPOLITAN DADE COUNTY BULKHEAD LINE", as recorded in Plat Book 74, at
Page 3, of the Public Records of Miami —Dade County, Florida.
Plat of "DUPONT PLAZA", as recorded in Piat Book 50, at Page 11, of the Public Records
of Miami —Dade County, Florida.
Bearings as shown hereon are based on the reference bearing as delineated on the
Sketch.
