A RESOLUTION OF THE MIAMI CITY COMMISSION, WITH ATTACHMENTS,
AUTHORIZING THE CITY MANAGER TO EXECUTE A LEASE AGREEMENT
("LEASE"), IN SUBSTANTIALLY THE ATTACHED FORM, BETWEEN THE CITY
OF MIAMI AND AVS INTERNATIONAL GROUP, INC., A FLORIDA
CORPORATION, FOR THE CITY'S USE OF 2,000 SQUARE FEET OF
WAREHOUSE SPACE IN MIAMI-DADE COUNTY, FLORIDA; SAID LEASE TO BE
FOR AN INITIAL TERM OF ONE YEAR TO COMMENCE ON JANUARY 1, 2007,
WITH A MONTHLY RENT OF $1,833.34 ($22,000 ANNUALLY), WITH FIVE (5)
ADDITIONAL ONE-YEAR OPTIONS TO RENEW; ALLOCATING FUNDS FROM
ACCOUNT CODE NO. 00001.199999.544000.0000.00000, WITH OTHER TERMS
AND CONDITIONS AS MORE PARTICULARLY SET FORTH IN THE LEASE.
WHEREAS, the City of Miami ("City") has been renting for City use 2,000 square feet of
warehouse space ("Property"), from AVS International Group, Inc., a Florida Corporation ("Lessor");
and
WHEREAS, the City wishes to continue to use the Property and has negotiated with the Lessor a
Lease Agreement ("Lease") for an initial term of one year, at a monthly rent of $1,833.34, with five (5)
additional one-year options, with rent for the first two (2) option years at the same monthly rate of
$1,833.354, and for the remaining three (3) option years, at a mutually agreed rate, subject to City
Commission approval; and
WHEREAS, the initial rent, calculated at $11.00 per square feet has been found to be reasonable
in comparison to other similar properties; and
WHEREAS, the lease payments will be paid out of City General Funds;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI,
FLORIDA:
Section 1. The recitals and findings contained in the Preamble to this Resolution are adopted by
reference and incorporated as if fully set forth in this Section.
Section 2. The City Manager is authorized{1} to execute a Lease, in substantially the attached
from, between the City and the Lessor, for the City's use of the Property, for an initial term of one year
to commence on January 1, 2007, with a monthly rent of $1,833.34 ($22,000 annually), with five (5)
additional one-year options to renew, with funds allocated from Account Code No.
00001.199999.544000.0000.00000, with other terms and conditions as more particularly set forth in
the Lease.
Section 3. This Resolution shall become effective immediately upon its adoption and signature of
the Mayor.{2}

Footnotes:
(1) The herein authorization is further subject to compliance with all requirements that may be
imposed by the City Attorney, including but not limited to those prescribed by applicable City
Charter and Code provisions.
(2) If the Mayor does not sign this Resolution, it shall become effective at the end of ten calendar
days from the date it was passed and adopted. If the Mayor vetoes this Resolution, it shall become
effective immediately upon override of the veto by the City Commission.
