REMAINDER OF FEC PROPERTY — UPLAND & SUBMERGED LANDS
LEGAL DESCRIPTION
A tract of land, some of which is submerged, in Section 37, Townships 53 and 54
South, Range 42 East, in Section 31, Township 53 South, Range 42 East and
Section 6, Township 54 South, Range 42 East, said tract of land lying, situate
and being in the City of Miami, Dade County, Florida , being more particularly
described as follows:
BEGIN at the point of intersection of the Easterly extension of the centerline of
3rd Street (now known as N.E. 9th Street) as shown on the plat of A.L.
KNOWLTON'S MAP OF MIAMI, according to the plat thereof recorded in Plat
Book "B" at Page 41 of the Public Records of Dade County, Florida, with the.
Easterly right of way boundary of BISCAYNE BOULEVARD, said Easterly right of
way boundary of BISCAYNE BOULEVARD being parallel with and 53 feet
Easterly of, as measured at right angles to, the Easterly right of way boundary of
BISCAYNE DRIVE as shown on said A.L. KNOWLTON'S MAP OF MIAMI;
thence run S89°57'43"E, along said Easterly extension of centerline of said N.E.
9th Street (formerly known as 3rd Street), a.distance of 1354.57 feet to the point of
intersection with the BULKHEAD LINE as shown on REVISED PLAT OF SHEET
3 - METROPOLITAN DADE COUNTY, FLORIDA BULKHEAD LINE - PART
THREE, according to the plat thereof recorded in Plat Book 74, at Page 18 of the
Public Records of Dade County, Florida; thence S00°17'33"W, along said
BULKHEAD LINE, a distance of 318.83 feet to its intersection with line lying 6.25
feet North of and parallel with the Easterly prolongation of the North right of way
boundary of 4th Street (now known as N.E. 8th Street) as shown on said plat of
A.L. KNOWLTON'S MAP OF MIAMI; thence the point of beginning of the parcel
of land hereinafter described; thence N89°57'43"W, along a line lying 6.25 feet
North of and parallel with the Easterly prolongation of the North right of way
boundary of 4th Street (now known as N.E. 8th Street), a distance of 1353.36 feet
to its intersection with the Easterly right of way boundary of BISCAYNE
BOULEVARD; thence N00°04'29"E, along said Easterly right of way boundary of
BISCAYNE BOULEVARD, a distance of 318.83 feet to the POINT OF
BEGINNING; together with all riparian rights appertaining thereto and together
with all existing seawall, bulkheads docks, fill and upland improvements
extending from the aforesaid property Easterly into Biscayne Bay;

Portions of submerged bay bottom lands in Section 37, Townships 53 and 54
South, Range 42 East, in Section 31, Townships 53 South, Range 42 East, and
Section 6, Township 54 South, Range 42 East, Dade County, Florida, being
more particularly described as follows:
Bounded on the North by the Easterly prolongation of the centerline of 3rd Street
(now know as N.E. 9th Street in the City of Miami) as shown on the plat of A.L.
KNOWLTON'S MAP OF MIAMI, according to the plat thereof recorded in the Plat
Book "B" at Page 41 of the Public Records of Dade County, Florida, bounded on
the West by the Bulkhead Line as shown an the REVISED PLAT OF SHEET 3-
METROPOLITAN DADE COUNTY, FLORIDA BULKHEAD LINE- PART THREE,
according to the plat thereof recorded in Plat Book 74 at Page 18 of the Public
Records of Dade County, Florida, said Bulkhead Line also being the U.S. Harbor
Line; bounded on the South by a line lying 6.25 feet North of and parallel with the
Easterly prolongation of the North right of way boundary of 4th Street ( now
known as N.E. 8th Street in the City of Miami of Miami) as shown on said plat of
A.L. KNOWLTON'S MAP OF MIAMI , and bounded on the East by a line 100 feet
Easterly of and parallel with said U.S. Harbor Line.

A strip of land 5,486 meters (18.00 feet) in width, Tying East of and adjoining to
the East Right of Way line of State Road Number 5 (Biscayne Boulevard) as
shown on State of Florida Right of Way Parcel Sketch for Parcel 100, Section
87030-2587, also shown on MARITIME ARENA, a plat as recorded in Plat Book
154 at Page 37 of the Public Records of Miami -Dade County, Florida and in the
Municipal Atlas, City of Miami, Sheet Number 23-AN, lying in Section 37,
Township 53 South, Range 42 East, and Section 31, Township 53 South, Range
42 East, City of Miami, Miami -Dade County, Florida, being more particularly
described as follows:
BOUNDED, on the North by the Easterly prolongation of the centerline of N.E. 9th
Street as shown on the above mentioned plat and Municipal Atlas sheet;
BOUNDED on the South by the North Limit line of said plat of MARITIME
ARENA, which lies 1.905 meters (6.25 feet) north of, as measured at right angles
and parallel with the Easterly prolongation of the North Right of Way line of N.E,
8th Street; BOUNDED on the west by the East Right of Way line of State Road
Number 5 (Biscayne Boulevard) as shown on the above mentioned Parcel
Sketch; and BOUNDED on the east by line 5.486 meters (18.00 feet) east of and
parallel with the above mentioned East Right of Way line.
Containing 533 square meters (5737 square feet), more or Tess.

SUBJECT TO THE FOLLOWING RESTRICTIONS:
An easement for public access purposes, described as follows:
A 15 feet wide drainage Easement lying and being in Section 31, Township 53
South, Range 42 East, Miami -Dade County, Florida, more particularly described
as follows,
Commence at the point of intersection of the East right of way line of BISCAYNE
BOULEVARD (S.R. 5/U.S. 1) as shown in FLORIDA DEPARTMENT OF
TRANSPORTATION parcel sketch for Parcel 101 Section 87030-2587 and the
North right of way line of N.E. 8th Street as shown in Plat Book 154 at Page 37 of
the Public Records of Miami -Dade County, Florida, thence run N.02°-14'-10"W.
along said East right of way line of BISCAYNE BOULEVARD for a distance of
113.00 feet to the POINT OF BEGINNING of the CENTERLINE OF A STRIP OF
LAND 15.00 feet wide, Tying 7.5 feet on each side of the following described line.
From said POINT OF BEGINNING run N. 85°-26'-21" E. for 80.07 feet ail 7.5 feet
parallel lines to said centerline to be extended or deleted to cover all land Tying
within the not subdivided tract of land. Containing 1,201 sq. ft. more or less.
* For purposes of the attached Resolution, the above referenced legal
description is hereby modified to 457,829 square feet for a total of 10.5103
acres, more or less.
