To whom it may concem:
I wish to express my strong opposition to the approval of the
proposed residential building, the "Loftika' project, located at the site
of 726 NW 32 Place / 725-733 NW 33 Avenue, and 3271-3299 NW 7
Street.
As a property owner in this neighborhood, I share the same concems
as those of my tenants and many neighbors. The addition of 183
units with this project wouki increase the neighborhood's already
prevalent problems, and bring increased personal security risks and
an overall deterioration in the residents' quality of life, ultimately
resulting in a significant loss in real property values. Currently, there
is already scarce space for parking and a high volume of traffic in this
residential area; the addition of a multi -family building would greatly
aggravate our already serious problem.
I respectfully request your support and vote to reject the project, in
the best interest of all the residents in the community.

Dear City of Miami Commision;
I am writing to express my opposition for the re -zoning of the above residential
properties to C-1.
I am totally against this change of zoning and I have provided names of 25 other residents
that oppose to this re-zonification.
This project is totally out of proportion to the surrounding area, the traffic and congestion
of people in this area is unacceptable.
In the intersection of NW 7st and 32nd Place there is a collision mostly ONCE a week,
imagine with this intended project.
I have been a resident in this area for 25 years and a building with such inappropriate size
is not what the community wants.
The parking in this area is limited. I can think of many reasons why we oppose to this
project. How would you like a building of such size in next to your house? You
wouldn't like it ! Right! Neither do we!
Please do the right thing and listen to the community that is opposing to it!

It had been brought to my attention that a thirteen story commercial building will
be developed a block away from home, where I've lived for seventeen and a half years. I
am in total disagreement for this development. Building Loftika will bring many strains
in the community. For example, traffic will increase immensely, crime rate will increase,
and lower residential property values. Many of the residents will be upset to know that
the property that they purchased many years ago will drop in value. On the other hand,
most of the residents have lived here for up to thirty years. The area consists of an older
generation, so it's very quiet. Currently, children play in our streets and residents with
disabilities ride along on their wheelchairs with no worries. Since traffic will rise vastly,
it would decrease the safety of our children and our senior citizens.
Bringing Loftika in the mix would change the area. Many years ago residents
purchased in the area because it was a quiet neighborhood, good looking houses, crime
rate is low, and it's a very accessible area. Building Loftika would compromise all of
fore -mentioned. Also, a thirteen story building would decrease the privacy of residents.
The residents of Loftika would be able to peep into most of the residents living near it.
In conclusion, I believe this development would be more of a con than pro for our
community. Why should we compromise our accessible area, property values, and our
safety for a development that could bring us more problems?

Dear City of Miami Commision;
I am writing to express my opposition for the re -zoning of the above residential
properties to C-1. * 0,c3gins4- 4ke L4 f ca pro,i c -
I am totally against this change of zoning and I have provided names of 25 other residents
that oppose to this re-zonification.
This project is totally out of proportion to the surrounding area, the traffic and congestion
of people in this area is unacceptable.
In the intersection of NW 7st and 32nd Place there is a collision mostly ONCE a week,
imagine with this intended project.
I have been a resident in this area for 25 years and a building with such inappropriate size
is not what the community wants.
The parking in this area is limited. I can think of many reasons why we oppose to this
project. How would you like a building of such size in next to your house? You
wouldn't like it ! Right! Neither do we!
Please do the right thing and listen to the community that is opposing to it!

Mi nombre es Emelina Iglesia y vivo en el 734 N.W 32 Place.
Yo he vivido ahi por los ultimos 29 anos. Anteriormente, vivi
en la esquina de la misma calle, por to tanto siempre he estado
en esta area.
Yo estoy aqui hoy de nuevo para pedirles que voten contra los
articulos PZ3 y PZ4 de la Agenda que proponen cambiar el uso
y la zonificacion de las propiedades situadas en el 726 N.W. 32
Place y 725 y 733 N.W. 33 Avenida de "R2"Residencial a "Cl"
Comercial. Estos articulos permitirian la intrusion de
desarrollos comerciales en un area que siempre ha sido
residencial y empujaria un area comercial al lado mismo de
mi casa.
Tambien les ruego que voten contra el articulo PZ5 que pide la
construccion de un edificio de 13 pisos de uso mixto, que
incluira 183 unidades residenciales y tambien oficinas y
tiendas. Este edificio seria casi 3 veces mas alto que cualquier
otro edificio en el area y por minas en ambas direcciones.
Todas las residencias del area pareceran enanas comparadas a
este gigantesco edificio. Dicho edificio lucira mal en esta area
ya que se destacara demasiado y lucira come una gran
montafia en un valle. Violara todo tipo de privacidad que mi
residencia y el resto de este vecindario ha tenido por mas de
30 afios.

Por favor piensen como este edificio comprimido en esta
pequefia area va a afectar'el trafico. La entrada del garaje de
483 carros, que tambien sera una salida en la 32 Place, estara a
menos de 70 pies de mi casa y area de cargar y descargar
camiones estara aiin mas cerca de mi casa. Habra trafico
constantemente entrando y saliendo del edificio 7 dias de la
semana y a todas horas del dia y la noche. Ya hay demasiado
trafico en esta area y esto lo pondria mucho peor.
Como les explique en la ultima audiencia, yo perdi a mi esposo
en Mayo de este afio. Tengo 80 anos, no estoy en buena salud y
vivo con recursos limitados. Estoy consciente de que si este
edificio se construye, los impuestos sobre bienes raices van a
aumentar y sera un sacrificio adicional para pagarlos. Pero
ironicamente, tambien me doy cuenta que si tuviera que
vender o rentar mi propiedad, perderia dinero ya que nadie va
a querer ser propietario o querer vivir en esta comunidad con
este edificio y todos los problemas que va a traer.
En resumen, este proyecto afectara nuestra comunidad
negativamente en todo respecto. Incrementara el crimen, el
trafico y el ruido debido al gran numero de nuevos residentes
que podemos estimar seria alrededor de 1,000 y esta cifra es
bastante conservadora. En la etapa de la construccion, que
durara minimo 2 anos, el ruido, el polvo, las gruas y la
congestion en general no me dejara disfrutar, ni vivir en paz y
afectara mi salud gravemente.
Mi esposo y yo llegamos a este gran pais de Cuba hac.e casi 40
anos. Trabajamos muy duro 7 dias a la semana y tuvimos exito
fabricando esta casa para nuestra familia. Por favor no
destruyan todo lo que nosotros nos sacrificamos tanto para

lograr, permitiendo que esta area residencial se convierta en
comercial. El objectivo es el que el duefo del proyecto gane
millones de dolares sin pensar en el daao que se le haria a
todos los duefios y residentes de nuestra comunidad. Nadie mas
sera beneficiado ya que estas unidades son para la yenta y
comienzan en $ 250,000 dolares, asi que no proveeran ningun
tipo de vivienda razonable para los residentes de esta area.

Mi nombre es Amelia Iglesia y tambien vivo en el
734 N.W 32 Place. Esta propiedad quedaria al
lado mismo del edificio que estan proponiendo.
Estoy totalmente opuesta a este proyecto porque
yo no creo que nada bueno nos puede traer a
nuestro vecindario. Lo que creo que si aumentaria
es el crimen, trafico y ruido al traer casi mil
nuevos residentes al area.
Por favor voten en contra de este proyecto que
solamente beneficiara a unos pocos y perjudicara
a muchos.

City of Miami Commissioners,
I am here today to ask you to vote no on the land use and the
rezoning of residential property to commercial use as
described in these agenda items for the Loftika Project.
The major issues that people seemed to have with the project
was the height of the building, the massive increase in traffic
that will be associated with the building, both during its
construction and after its completion, and crime.
First the height and massiveness of the building will vastly
exceed all others in the area. I am talking about the area from
Le Jenne Road to the West and 27th Avenue to the East. There
are just no buildings close to this size in the entire area. It will
not beautify the community, but rather be an out of place
structure. Despite its modern design, it is disproportionate to
its location.
Almost all the residents already consider traffic in the area to
be very heavy. It is already extremely difficult to make a left
hand turn onto NW 7th Street from NW 32nd Place or NW 33ra
Avenue. One resident who lives near the corner of NW 7th
Street and NW 32" Place stated that accidents occur almost
daily at this location. Since the entrance/exits to Loftika will be
on NW 32" Place and 33ra Avenue, congestion on these road
ways will become unbearable. Both trucks and car traffic will
heavily increase down these residential streets. It should also
be noted that there is no additional street parking in the
immediate area.

And this is after the project has been completed. For almost
two years, until construction ceases in 2009, residents will have
to suffer through the racket of constant machinery and
construction, the delivery of equipment and materials, and
road blocks to allow for further building. Dust, as much as
noise pollution, will deteriorate the current quality of life for
residents.
Due to the higher density of people, crime will naturally
increase as well. With the development of retail establishments
within the project, crimes such as shoplifting and robbery are
to become more common. Because of this urbanization,
residents will lose the feel of community and their suburban
security that will have been replaced by Loftika.
Moreover, it is important to be aware that the multi -family
units are for sale starting at $250,000; therefore, affordable
housing will not provided. The sole beneficiaries of this
exploitation would be the owners and developers.
In short, I respectfully call upon all the Commissioners present
today to vote against the rezoning of this project as well as the
project. As elected officials representing the best interests of
the people of this residential community, you should veto this
commercialization of this residential area.

There are numerous problems with the building proposed in
the Loftika Project. The first issue I would like to address is
the height of the proposed building. This building consisting of
13 stories, 183 multi -family units and office and retail space
will be the tallest and biggest building in the area and for miles
in all directions. The tallest structure is a 5-story building
across the street, not an 8-story building like Mr. Fernandez
stated at the September Commission hearing. The residents
are not opposed to development but rather they are opposed to
bad development. Allowing residential property to be
converted to commercial use is not right. This building does
not belong in this residential community and we are convinced
that there are better places for buildings like this. This
structure would stand out too much and really would not look
good. Furthermore, residents have an understandable high
level of concern with a building that tall in such proximity to
Miami International Airport. I grew up in the area, and planes
come flying very low on landing and take off. Even if proper
lighting is provided, the frequency of air traffic accidents will
increase.
They have overemphasized advertising in this project. In front
of the desired future sit of the project, they have big posters
promoting the Loftika project. In addition, they have placed a
huge billboard on State Road 836, which advertises the project
as well. They have not stopped there. They have also set up a
website for the project, which, although not fully operational,
allows for prospective buyers to submit their information.

This website has a link to foreign markets where they are also
promoting it. We should bear in mind that this project has not
received approval and all this advertising and promotion is
premature and illegal.
The next topic I need to share with you is the lack of notice and
deficient notices. The notices for this hearing had been posted
along 32nd Place and 33rd Avenue. However, they were all
ripped down within a day or two after being posted. Two
notices remained intact, one on 33rd Avenue and the other on
32nd Place; but unfortunately, the latter was never reposted
and still shows the date of the last hearing. We have pictures to
show the signs are no longer there; thus, the notification
process consisted of only one notice on 33rd Avenue. It was
obvious from going around the neighborhood that people are
not aware of the project. One reason is that the area is mainly
rentals and not owner -lived and notices only go out to property
owners. Another reason is because it was not until the last
hearing that the Loftika project was even mentioned. It seemed
to the residents that this was an innocent land use and zoning
change with no definite current impact. Another key reason
why the community was unaware of the project is because this
area is predominantly Spanish speaking, and notices are issued
in English.
I would like to share with you that my mom, my husband, our
attorneys and myself met with Mr. Ben Fernandez in his office
Monday morning in an effort to negotiate a compromise,
particularly regarding the height of the building. After taking
our time and making the effort to discuss and find an
agreeable solution for all, we were deeply disappointed that the
project owner was not willing to budge at all. They would not
concede anything, despite all our sincere good -faith efforts.

We have come together as a community to try to stop this
project and will continue to fight against it. We feel very
strongly that this development will only benefit the owners,
developers, architects, engineer, and attorneys at the expense
of all the homeowners and residents of this beautiful
residential community.
