Pursuant to Article 4, Section 401 and Article 22 of Ordinance 11000, as amended, the
Zoning Ordinance of the City of Miami, Florida, the subject proposal has been reviewed
for an amendment to the Zoning Atlas as follows:
The request is to change the Zoning designation as follows:
The subject properties located at 726 NW 32" Place and 725 & 733 NW 33rd
Avenue (complete legal description on file with the Hearing Boards Office), from
R-2 "Two -Family Residential" to C-1 "Restricted Commercial".
The following findings have been made:
• It is found that the subject properties are currently under the same ownership of the
immediately adjacent lots to the south, facing NW 7th Street, a major transportation
corridor.
• It is found that this petition is part of a Major Use Special Permit (MUSP) for a
mix -use project named "Loftika".
• It is found that the Land Use designation for the subject properties is not Restricted
Commercial, and requires a Land Use designation change as well.
• It is found that the theoretical potential commercial activities created by this
amendment will not be an intrusion into the existing residential neighborhood due to
the fact that the project will go through the MUSP design review process.
• It is found that the zoning change will permit good urbanism principles, specifically,
walkup units along NW 32"d Place and NW 33rd Avenue which will allow for a better
massing and composition that allows the building to scale down from Commercial to
Residential in a way that does not negatively impact the existing residential area.
Based on these findings, the Planning Department is recommending approval of the
application as part of the Major Use Special Permit.
