A motion was made by Roger Fry and seconded by Robert Behar for a resolution recommending to
the director of the Department of Planning appmal zeith carktions for a Class II Special Permit for the
project Loftika located at 3293 NW 7th Street with a vote of 3 to 1.

Conditions:
The 4 nonheastern rear units screening the garage and closest to the S/F home shall be setback
into the garage structure and 'accessed from the garden court. These units shall be a minimum 20
feet from the rear property line and project a minimum of 5 feet from the garage sheer wall.
The landscape around this rear property line shall consist of a tiered variety of lush landscape
materials including mature shade trees a minimum of 20 feet tall at planting.
A 6 foot masonry fence shall further buffer this rear property line.
Suggestions:
• The Board agrees with Staff's recommendation that the rear parcel remain an R-2 lot to create a
transition in scale, mass and an increased buffer setback.
