levels of the building have been artistically screened along the northe in facade to
further provide an adequate transition into the area to the north.
Loftika exceeds the overall liner requirement applicable under the C-1
zoning district regulations by providing a total of 65% liner along ,the ground
level. In addition all required parking and loading is provided and the project
complies with all zoning regulations under the C-1 zoning district. As part of the
request for a Major Use Special Permit, the Applicant is requesting a
Comprehensive Neighborhood Plan Amendment and a rezoning of the three (3)
northernmost lots Restricted Commercial. This change will allow the developer
to increase density along the NW 7th Street right--of-way while still providing
appropriate transition into the surrounding area.
For all of the foregoing reasons, we respectfully request your favorable
review and recommendation in relation to the enclosed application for a Major
Use Special Permit and the application for a rezoning of a portion of the
property.
