This letter shall serve as the Applicant's initial letter of intent. The property is located between NW 32nd Place and NW 33rd Avenue, on the north side of NW 7th Street and it is approximately 1.5 acres in size. The majority of the property is zoned C-1 and lots 22, 23, and 10 are zoned R-2. In addition, the property, is currently developed with a strip shopping center that provides no transition to the residential neighborhood to the north. 1 Major Use Special Permit. The Applicants are requesting a Major Use Special Permit for a mixed -use project that will provide 183 residential units, approximately 14,000 square feet of office space, and approximately 11,300 square feet of neighborhood serving retail. Loftika has been designed to step down into the duplex zoned area to the north by providing a town home transition and open space along its northern boundary. Loftika exceeds the overall liner requirement applicable under the C-1 zoning district regulations by providing a total of 65% liner along ,the ground level. In addition all required parking and loading is provided and the project complies with all zoning regulations under the C-1 zoning district. As part of the request for a Major Use Special Permit, the Applicant is requesting a Comprehensive Neighborhood Plan Amendment and a rezoning of the three (3) northernmost lots Restricted Commercial. This change will allow the developer to increase density along the NW 7th Street right--of-way while still providing appropriate transition into the surrounding area. For all of the foregoing reasons, we respectfully request your favorable review and recommendation in relation to the enclosed application for a Major Use Special Permit and the application for a rezoning of a portion of the property.
