HomeMy WebLinkAboutAnalysisANALYSIS FOR ZONING CHANGE Approximately 10 and 20 NW 32" Court FILE NO: 06-00846zc Pursuant to Article 4, Section 401 and Article 22 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal has been reviewed for an amendment to the Zoning Atlas as follows: The request is to change the Zoning designation as follows: The subject property is comprised of two lots fronting Northwest 32nd Court (A complete legal description is on file at the Hearing Boards Office), from R-2 "Two - Family Residential" to R-3 "Multifamily Medium Density Residential". The following findings have been made: • It is found that north, west and south of the subject property, the lots are designated R-3 "Multifamily Medium -Density Residential". • It is found that the purpose of this application is to unify all the lots under the same ownership with the same zoning designation, R-3 "Multifamily Medium -Density Residential". • It is found that the R-2 "Two Family Residential" designation allows 18 residential units per acre and the requested R-3 "Multifamily Medium Density Residential" designation will allow a maximum density of 65 residential units per acre. Based on these findings, the Nanning Department is recommending approval of the application as presented.
