It is found that the addition to the proposed Community Center structure will allow for the conversion from a Community Center to a library in Elizabeth Virrick Park. • It is found that the proposed .layout provides adequate circulation. However, a variance, as a companion item in this agenda for the required parking is being requested as part of this change of use. • It is found that the proposed facades are adequate from the design point of view; however, signs and paint color samples have not been provided to determine aesthetic impact. • It is found that there is not a landscape plan included as part of this petition. • It is found that with respect to all additional criteria as specified in Section 1305 of Zoning Ordinance 11000, the proposal has been reviewed and found to be adequate. • It is found that upon compliance with condition set forth below, this project will not have any adverse impacts on the surrounding area. Based on these findings, the Planning Department is recommending approval of the application with the following conditions: 1. Paint color samples and signs specifications should be submitted to the Planning Department for review and approval prior to issuance of any building permit, 2.
