COMMENTs:
The following comments were generated following the UDR:13 meeting on February 15, 2006 representing the Planning
Department and 1.)DRB member's final conditions for Major 'Use Special Perrnit approval.
The City of Miami strives to achieve diverse pedestrian -friendly distinct neighborhoods., promote transit connections,
and provide contextual, safe, and comfortable buildings, blocks, streets, and parks that contribute to a prosperous city
for all residents to enjoy.
Architecture
The use of the proposed signage on the top of the building needs to be detailed. Digitally lighted art (moving or still) is
allowed, however advertisements would not be allowed as proposed and would .need to follow the City of Miami sign
ordinance.
Garage/ Loading
• The department appreciates the progress towards articulating the garage as artistic and habitable spaces along
the NE 2nd Avenue frontage of the parking garage. The director would like to request that a color sample of
the proposed "Ix.)xes" projecting from the facade be provided to assess the impact of this facade. The rendered
mustard or yellow color may not be appropriate across from a historic cemetery and die context of the
street/site,
• The space allocated for loading on the ground floor seems excessive. Consider providing a more space-.
efficient layout on the ground floor or reducing the. loading sizes thni a Class II special permit.
Please note that the Planning Department reviews Special Permit proposals based on architectural design, site
planning and urban design issues. The project still needs to be reviewed and comply with other department's
requiremen ts.
It is our intention with these comments to aid in expediting Special Permit applications with your
voluntary efforts in making the necessary changes; thereby, avoiding any preventable delays particularly
prior to a project's submission to the Large Scale Development Committee or the Urban Development
Review Board.
