W. 2nd Avenue, Seventh Floor Miami, Florida 33130-1910 Re: Appeal Denial of Zoning Variance for 3672 Royal Palm Avenue Dear Ms Fernandez: I am the applicant for a zoning variance for the property at 3672 Royal Pam Avenue in Miami. The Zoning Board on July 24, 2006 denied my application for the variance. By this letter I am appealing the Zoning Board's decision as required by Article 20 of the Zoning Code for the following reasons: 1. This variance is from section 803.3.6.2 for our property. This variance would allow us to add a one - car garage to our home. 2. My fiance and I bought our house over 3 years ago with the intent of building this garage. Back then, our proposed garage would have been allowed without the need for a variance because it met all set back regulations for R-1 districts. However in March of last year the zoning on the property was changed to NCD-3. That changed the setbacks and caused us to apply for this variance. 3. We have talked with our neighbors and are not asking for anything more than what many of our neighbors already have. That is a garage set back 20-feet from the street. The only place we can put the garage is in this location. 4. We believe we meet the requirements for a variance in the zoning code and appeal the Zoning Board's decision to the City Commission so it can determine the matter.
