Dear Roger:
Recreational Design & Construction, Inc. (RDC) is pleased to submit this price proposal
of Eighteen Million, Three Hundred and Four Thousand, and Eighty-two 00/100
Dollars ($18,304,082.00) as per the technical scope of work for the design/build and
construction of Phase II "Aquatic Facility" for the Grapeland Park Project located at
1550 N.W. 37th Avenue, Miami, FL 33025.
Site Preparation:
• The area within the limits for the construction of Phase II of the project shall be
stripped, graded and shaped as required for the construction of the entry roads,
parking lots, basket ball court; create dry detention/wet retention areas for storm
water drainage and 'provide a proper building pad elevation for the entry
monument plaza, entry restroom ticket building, concession/restroom and pool
equipment room, water play area concrete decking and the aquatic facility to
include the Lazy River, Myrtha Pool, NGBS MLP-238 Water Activity Pool and
the NGBS MLP-1426 Water activity Pool.
• Excavated spoil resulting from the clearing and grubbing and miscellaneous
demolition shall be disposed of at an off -site location in accordance with all
applicable codes and statutes.
Site Utilities:
• The storm drainage portions of phase II shall consist of ex -filtration trench
drainage system, HDPE piping and concrete catch basins.
• The aquatic facility concrete deck drainage shall be constructed consisting of
PVC piping and a deck trench drainage system.
• The drainage system shall be constructed as per the City of Miami Public Works
Department's standards and specifications.

Site Utilities: (Continued)
• The water system constructed under Phase I shall be tapped into, to provide
water services to the building, restrooms and water aquatic facilities and the
irrigation system for the Phase II Development.
• The sanitary sewer system for Phase 11 shall be connected to the sanitary main
lines previously constructed in Phase II.
Site Work:
• Two hundred and ninety-seven (297) regular asphalt parking spaces, three (3)
bus drop off spaces, twenty-seven (27) regular bus parking spaces and nine (9)
ADA accessible spaces, shall be constructed in Phase II.
• Each asphalt parking space shall be striped, in accordance with Miami/Dade
County standards and provided with concrete wheel stops.
• FDOT compliant signs shall be provided for each ADA parking space.
• One (1) 24'-0" wide secondary park entry road shall be constructed on the
Southwest side of the park to provide access from Northwest 14th Street.
• Asphalt roadways and parking lots shall be constructed with a 12" sub -base
(minimum LBR40) compacted to 98% of maximum density (AASHTO T-180), 8"
lime rock base compacted to 98% of maximum density (AASHTO T-180) and a
1'/2" Type S-III asphaltic concrete wearing surface to be placed in two (2) lifts.
• Type "D" curbing shall be installed to protect all landscape islands.
• Type "F" curb shall be installed at the entrance to the park.
• Type "Header" curb shall be installed at the paver's locations.
• Two (2) 15'-0" wide lockable "baffle" gate shall be installed at the Southwest 14th
Street entrance to help prevent access to the park during off hours.
• ADA compliant handicap ramps, concrete and asphalt sidewalks shall be
installed from the park's entrance to provide pedestrian access to all the site
amenities. The sidewalks will be constructed in accordance with the City of
Miami's standards.
Main Entrance Park Sign:
• A two hundred square feet (200 SF) park sign shall be designed and installed at
the main entrance from Northwest 37th Avenue.
• The entrance sign will be constructed of 2" thick high -density polyurethane
board as manufactured by Sign Arts Products Corporation (or equal).
• The entrance signs shall be installed in accordance with the Florida Building
Code to meet the wind load velocity requirements.

• Heavy-duty in -ground lighting, as manufactured by Kim Lighting (or equal), shall
be provided to illuminate the new park entrance signs.
• For additional park directional, informational and feature identification signs, see
attached Signage Schedule.
Vita Course
• A ten (10)-station vita course shall be constructed in the Phase II portion of the
project.
• The vita course shall be a ten feet (10 ft.) wide mulch pathway with exercise
equipment.
• The pathways shall be ADA compliant mulch.
Dumpster
• A combined CMU dumpster enclosure (w/gates) shall be installed for Ticket
Building No. 4 and The Pool Concession/Equipment Building in accordance with
local code.
• The dumpster finish shall be 5/8" stucco over the concrete masonry units and
shall be painted.
• Two (2) six-inch concrete filed bollards shall be installed at the entry of the
dumpster, one on each side.
Basketball Courts (Deleted as per the City of Miami Request)
Entry Ticket /Restroom Facility:
• A thirty-one hundred square feet (3,100 SF) CBS unit masonry building shall be
designed to include men's restroom, women's restroom, entry breezeway,
janitor's room, mechanical room, break room, electric room, lifeguard office,
ticket offices and manager's office.
The pool entrance/restroom building shall be constructed of reinforced concrete
masonry units with filled cells, bond beams, and a monolithic concrete
foundation with a 4" reinforced concrete slab on grade.
• The roof shall be constructed of pre -fabricated wood trusses with 5/8" CDX
plywood sheathing over a standing seam metal roof system. (Standard color as
selected by Owner). The metal roofing materials shall meet Miami/Dade
product approval.
• The building exterior will be finished with painted 5/8" stucco a lower base 3'-0"
form the ground level and FRDG siding boards to the roof height. (Standard
color as selected by Owner).

• The entry breezeway columns shall be tapped and finished with a decorative
masonry stone applied over the concrete columns.
• The glass window systems provided will be impact resistant with powder coated
aluminum framing and shall meet with Miami -Dade product approval.
• Bahama shutters will be provided over the exterior window located on the upper
area of the building.
• Roll down security/hurricane shutters shall be provided for the sliding ticket
office windows.
• The breezeway entrance shall be secured with rollup metal grills to secure the
water facility after park hours.
Aluminum intake louvers with insect screens shall be installed in the exterior wall
to provide make-up air into the restrooms and janitors' closet. The louvers shall
meet Miami/Dade product approval.
• Exterior hollow metal doors/frames shall be installed and finished with enamel
semi gloss paint over factory primer. The exterior doors shall meet MiamilDade
product approval.
• The interior doors and frames shall be constructed of primed and painted hollow
metal.
• All door hardware provided shall be vandal proof "Classroom" type by Schlage.
• A slip resistant epoxy painted floor and base cove. (Standard color as selected
by Owner) shall be installed in the men's and women's restrooms and locker
rooms and the Lifeguard Office.
• Wear -resistant painted floors will be provided in the entry breezeway,
mechanical room, electric room and the janitors' room.
• Vinyl composite tile (VCT.) flooring with a 6" vinyl base shall be installed in the
Breakroom, Manager's Office and the Ticket Office.
• The ceiling in the breeze way shall be finished with painted T1-11 plywood on
1"x3" pressure treated furring, attached to the bottom of the prefabricated wood
trusses (standard color as selected by Owner).
• The exterior soffit shall be finished with painted T1-11 plywood on 1"x3"
pressure treated furring, attached to the bottom of the prefabricated wood
trusses.
• The ceiling in the men's and women's restrooms shall be epoxy painted 5/8"
wallboard.
• The ceiling in the lifeguard room, electric room and the janitors' room shall be
painted 5/8" drywall.
• The ceiling in the mechanical room shall be exposed.
• The ceiling in the ticket office, managers office and break room shall be
constructed of 2' x 2' acoustic ceiling tile system.
• Exposed interior block walls shall be finished with block filler and epoxy paint.

• Frame walls will be constructed of 20 gauge metal studs and finished with
painted 5/8" gypsum wallboard.
• The toilet partitions shall be floor mounted and overhead braced. Urinal screens
are to be designed for complete support to the wall structure. All mounting
hardware to be a heavy-duty design, using theft resistant one-way screws. All
panels to be solid polymer resin 1" thick with uniformly machined radius edges.
All partitions are to be connected to the wall with a continuous bracket. As
manufactured by Santana (or equal).
• The lavatory counter tops shall be constructed of solid plastic material (standard
color as selected by Owner).
• A fire extinguisher with a recessed cabinet shall be provided to meet all the
NAPA and Florida Building Code requirements.
• ADA signs shall be provided at each restroom as required by the Florida
Building Code.
• Ten (10) rolled steel lockers with louvered doors shall be provided on the
exterior of the building at the men's restroom and installed on a four -inch (4")
high concrete platform.
• Ten (10) rolled steel lockers with louvered doors shall be provided on the
exterior of the building at the women's restroom and installed on a four -inch (4")
high concrete platform.
• Toilet accessories to be stainless steel as manufactured by Bobrick (or equal)
and shall comply with the latest ADA regulations.
• The men's restroom shall be provided with three (3) recessed towel
dispenser/waste receptacles; five (5) toilet tissue dispensers, four (4) mirrors,
two (2) pair of grab bars and five (5) soap dispensers.
• The women's restroom shall be provided with two (2) recessed towel
dispenser/waste receptacles, seventeen (17) toilet tissue/feminine napkin
disposals, five (5) mirrors, three (3) pair of grab bars and five (5) soap
dispensers.
• The lifeguard restroom shall be provided with one (1) recessed towel
dispenser/waste receptacle, one (1) toilet paper disposals, one (1) mirror, one
(1) pair of grab bars and (1) soap dispenser.
• One (1) diaper changing station shall be provided in each restroom.
• The men's' restroom facilities shall consist of four (4) water closets, one (1) ADA
water closet, four (4) urinals (w/carriers), one (1) ADA urinal (w/carrier), three
(3) counter -top lavatories, one (1) ADA wall -hung lavatory (w/carrier), three (3)
showers, one 1) ADA shower, one (1) interior hose bib (w/loose tee key), three
(3) shower drains and two (2) floor drains.
• The women's' restroom facilities shall consist of fourteen (14) water closets,
three (3) ADA water closets, three (3) counter -top lavatories, one (1) ADA

wall -hung lavatory (w/carrier), two (2) showers, one (1) ADA shower, one (1)
interior hose bib (w/loose tee key), three (3) shower drains and two (2) floor
drains.
• One (1) 25"x22" stainless steel counter top sink and one (1) "residential" type
refrigerator will be installed in the break room
• One (1) "bi-level" ADA stainless steel electric water cooler shall be installed on
the exterior of the Pool Building.
Two (2) recessed wall hydrants (w/lockable box) shall be installed in the exterior
wall of the Pool Building.
• The janitors' room shall contain one (1) mop basin, one (1) mop hanger and one
(1) hose/hose bracket.
• One (1) hot water heater (120 gallon) shall be installed in the
Mechanical/Janitors' Room.
• Domestic hot water piping shall be provided to the showers, lavatories break
room sink and mop basin.
The janitors' room and men's and women's room areas shall be provided with
mechanical ventilation in accordance with the Florida Building Code.
Conditioned air shall be provided to the ticket office, manager's office and the
break room.
An electric room shall be constructed to contain all the equipment associated
with the main Pool Building electrical service.
• Vandal resistant fluorescent lights, as manufactured by Kenall Manufacturing (or
equal), shall be provided in the men's and women's restroom.
• Fluorescent strip light fixtures with wire guards, as manufactured by Columbia
Lighting (or equal), shall be providedin the mechanical room, janitors' room and
electric room.
• Wraparound fluorescent light fixtures, as manufactured by Columbia Lighting (or
equal), shall be provided in the lifeguard office, manager's office, break room
and ticket office.
• Surface mounted vandal resistant light fixtures, as manufactured by Kenall
Manufacturing (or equal), shall be provided along the exterior of the building for
security lighting. The security lighting shall be controlled with a timer.
• A lightning early warning system, as manufactured by Thor -Guard (or equal),
shall be installed to cover the entire aquatic complex.
• A lightning protection system in accordance with NFPA 780 and UL Publication
96A shall be installed for the main pool building,
• The ticket and manager's offices will be equipped with a security system that
shall be fed to a central monitoring location with remote annunciation in the
building.

Pool Equipment/Concession/Restroom Building:
• A one thousand, six hundred square feet (1,650 SF) CBS unit masonry building
shall be designed to include a pool equipment room, a concession prep area, a
storage room, a janitors' room, a covered portico area, a women's restroom, a
men's restroom and an electric room.
• The pool equipment/concession/restroom building shall be constructed of
reinforced concrete masonry units with filled cells, bond beams, and a
monolithic concrete foundation with a 4" reinforced concrete slab on grade.
• A 5'-0" wide concrete sidewalk will be installed around the perimeter of the
building. The sidewalk shall slope away from the building.
• The roof shall be constructed of pre -fabricated wood trusses with 5/8" CDX
plywood sheathing over a standing seam metal roof system (standard color as
selected by Owner). The metal roofing materials shall meet Miami/Dade
product approval.
• The building exterior will be finished with painted 5/8" stucco, a lower base 3'-0"
from the ground level and FROG siding boards to the roof height. (Standard
color as selected by Owner).

• The ceiling in the covered porch area and the exterior soffits shall be finished
with painted T1-11 plywood on 1"x3" pressure treated furring, attached to the
bottom of the prefabricated wood trusses (standard color as selected by
Owner).
• The ceiling in the concession prep area and public restrooms shall be epoxy
painted 5/8" wallboard
• The ceilings in the pool equipment room, storage room, janitors' room and
electric room shall be painted 5/8" drywall.

Pool Ecquipment/Concession/Restroom Building; (continued)
• Exposed interior block walls shall be finished with block filler and epoxy paint.
• Frame walls will be constructed of 20 gauge metal studs and finished with
painted 518" gypsum wallboard.
• The concession prep area shall be separated from the other areas in the
building by a one (1) hour fire rated wall that shall be extended to the underside
of the roof deck.
• The concession area will be provided with storage cabinets, counter tops, an
impact resistant roll -up window (w/screen and stainless steel ledge), one (1) 3-
compartment sink, one (1) hand sink, two (2) floor drains, one (1) hose bib and
one (1) ceiling mounted paddle fan.
• The concession area cabinet bases and counter -tops shall be constructed of
3/4" plywood with all surfaces receiving a plastic laminate coating.
• Two (2) fire extinguishers with a recessed cabinet shall be provided to meet all
the NAPA and Florida Building Code requirements.
• An ADA sign shall be provided at the unisex restroom as required by the Florida
Building Code.
• Three (3) hexagonal picnic tables, one (1) ADA compliant picnic table and two
(2) hexagonal waste receptacles, as manufactured by the Plastic Lumber
Company (or equal), shall be provided.
• Toilet accessories to be Stainless Steel as manufactured by Bobrick (or equal)
and shall comply with the latest ADA regulations.
• The unisex restroom shall be provided with one (1) recessed towel
dispenser/waste receptacle, one (1) toilet tissue dispenser, one (1) mirror, one
(1) pair of grab bars and one (1) soap dispenser.
• The women's' restroom shall consist of one (1) ADA water closet, three (3)
water closets, one (1) ADA wall -hung lavatory (w/carrier), one (1) wall -hung
lavatory, one (1) interior hose bib (wlloose tee key) and one (1) floor drain.
• The men's restroom shall consist of one (1) ADA water closet, one (1) ADA
urinal, one (1) ADA wall -hung lavatory (w/carrier), one (1) wall -hung lavatory,
one (1) interior hose bib (wlloose tee key) and one (1) floor drain.
• One (1) "bi-level" ADA stainless steel electric water cooler shall be installed on
the exterior of the pool equipment/concession/restroom building.
• The janitors' room shall contain one (1) mop basin, one (1) mop hanger and one
(1) hose/hose bracket.
• One (1) (30-gallon) hot water heater shall be installed above the mop basin in
the janitor's room.
• Domestic hot water piping shall be provided to the 3-compartment sink, hand
sink, and lavatory and mop basin.

• Two (2) recessed wall hydrants (w/lockable box) shall be installed in the exterior
wall of the pool equipment/concession/restroom building.
• One (1) hose bib will be installed in the pool equipment room in accordance with
The Florida Department of Health Chapter 64E-9 requirements.
• The pool equipment room, concession prep area, storage room, janitors' room,
public restrooms and electric room shall be provided with mechanical ventilation
in accordance with the Florida Building Code.
• An electric room shall be constructed to contain all the equipment associated
with the pool equipment/concession/restroom building electrical service.
• Vandal resistant fluorescent light fixtures, as manufactured by Kenall
Manufacturing (or equal), shall be provided in the public restrooms.
• Wraparound fluorescent light fixtures, as manufactured by Columbia Lighting (or
equal), shall be provided in the concession area.

Lighting (or equal), shall be provided in the pool equipment room, storage room,
janitor's room and electric room.
• Surface mounted vandal resistant light fixtures, as manufactured by Kenai!
Manufacturing (or equal), shall be provided along the exterior of the building for
security lighting. The security lighting shall be controlled with a timer.
• A lightning protection system in accordance with NAPA 780 and UL Publication
96A shall be installed for the pool equipment/concession/restroom building.
Aquatic Facility Entrance Plaza
• A themed showpiece monumental sculpture as designed by Britto Art Design
shall be constructed at the entry plaza to the aquatic facility.
• The aquatic complex entry plaza shall be constructed with pavers bricks and
shall have the same theme to match the Britto Designs.
• The site furnishings in the aquatic facility shall also be themed to match the
entry sculpture design.
• A thirteen thousand, six hundred square foot (13,600 SF) Myrtha stainless steel
panel activity pool, with a bathing load of two hundred and eighty-six (286)
persons, shall be constructed.
• The primary water activity pool shall be designed in accordance with the Florida
Department of Health Chapter 64E-9 "Public Swimming Pools and Bathing
Places" requirements and shall operate with an independent recirculation -
filtration system to eliminate the possibility of cross contamination.
• The primary water activity pool and water playground shall be designed to
provide ADA accessibility in accordance with Chapter 11 of the Florida Building
Code,

Aquatic Facility Entrance Plaza (continued)
• The primary activity pool will be provided with a "Beach Entry" access on two (2)
sides.
• The water playground will be designed with ADA compliant decks, at least fifty
percent (50%) of the aqua toys being accessible.
• The water playground will be constructed of corrosion resistant materials and all
plastics/acrylics shall be UV protected.
• The NBGS International Model No. MLP-1426 water playground shall be
constructed to service children age five (5) and above.
• The water play features shall consist of foam and stream jets by Crystal
fountains, dolphin squirt and clown fish as manufactured by NGBS International.
Water Activity Pool: NGBS 238
• A six thousand eight hundred square foot (6,800 SF) Myrtha stainless steel
panel activity pool, with a bathing load of one hundred fifteen (115) persons,
shall be constructed.
• The water activity pool shall be designed in accordance with the Florida
Department of Health Chapter 64E-9 "Public Swimming Pools and Bathing
Places" requirements and shall operate with an independent recirculation -
filtration system to eliminate the possibility of cross contamination.
• The primary water activity pool and water playground shall be designed to
provide ADA accessibility in accordance with Chapter 11 of the Florida Building
Code.
• The primary activity pool will be provided with a "Beach Entry" access on two
(2) sides.
• The water playground will be designed with ADA compliant decks, at least fifty
percent (50%) of the aqua toys being accessible.
• The water playground will be constructed of corrosion resistant materials and all
plastics/acrylics shall be UV protected.
• The NBGS International Model No. MLP-238 water playground is designed to
service children age five (5) and under.

Wacky Waterway: "Lazy River"
• A seven hundred and sixty-five linear feet (765 LF) cascading water "lazy" river
shall be constructed of Myrtha stainless steel panel, with a bathing load of one
hundred and seventy-four (174) people. The river ride shall be designed to a
maximum depth of 3'-0". The river shall be construed with two accessible entry
and exit points.
• A lift shall be provided for ADA access into the river ride.

• An accessible bridge crossing shall; be construed to provide access from the
concrete decking and to the island in the Lazy River.
• All acceleration pumps and equipment shall be secured in a concrete vault in
the landscape island.
Resort Pool
• An eight thousand square foot (8,000 SF) Myrtha stainless steel Resort Pool,
with a bathing load of one hundred and ninety (190) persons, shall be
constructed with a hard PVC liner anchored to a reinforced concrete slab.
• The pool shall be designed in accordance with the Florida Department of Health
Chapter 64E-9 "Public Swimming Pools and Bathing Places" requirements and
shall operate with an independent recirculation -filtration system to eliminate the
possibility of cross contamination.
• The Resort Pool shall be designed to provide ADA accessibility in accordance
with Chapter 11 of the Florida Building Code.
• The learn -to -swim area shall be constructed to provide a zero depth entry with a
12" wide dark contrasting band of tile beginning at the gutter and extending down
into the pool. The zero depth entry shall be a minimum of 12'-0" wide.
• The zero entry gutter system shall be constructed with a prefabricated Myrtha
body with extruded PVC grating.
• The lap pool area shall be constructed to provide a two (2) lane clear lap area
with a minimum depth of 6'-0" at the deep end and a 3'-6" depth at the turn wall.
• Swim lanes shall be delineated and wall targets provided with 4" wide slip
resistant black tile. The swim lane markings will terminate in a "T" that is at least
18" long. T he wall targets will be a minimum of 18" x 18".
• Stainless steel cup anchor "eyes" for lane lines (provided by others) and at the "L"
in the pool (as a divider between the two areas) shall be installed.
• The pool interior surfaces and gutter system shall be finished in light blue PVC.
• The lap lanes are to be installed in black Myrtha PVC to meet U.S. Swimming
requirements.
• Tile depth and no diving markers are to be installed in the deck.
Pool Deck:
• A 5" thick reinforced concrete pool deck with a light broomed slip resistant finish
shall be formed and poured.
• The pool deck shall maintain a minimum unobstructed width of four feet (4'-0")
around the perimeter of the pools, ladders, handrails and gutters.
• The pool deck shall be constructed with a two percent (2%) uniform slope away
from the pools. "Deck-o-Drain" and PVC area drain systems will be installed to
prevent standing water.

• A 6'-0" high vinyl coated chain link fence shall be installed around the entire
perimeter of the pool deck.
• Two (2) 4'-0" wide x 6'-0" high self-closing/self-latching vinyl chain link gates will
be provided for emergency egress and maintenance access to the pool deck.
• Four (4) column rinse showers, as manufactured by Most Dependable Fountains
(standard color as selected by Owner) or equal, shall be installed on the pool
deck within 20'-0" of the nearest water's edge.
• A hose -bib with a vacuum breaker shall be installed near the restroom facilities.
• The pool deck and water surfaces shall be illuminated by installing sport flood
lighting as manufactured by Musco, Inc. (or equal).
• The sport flood lighting shall provide a minimum of fifteen (15) feet candles at
the pool water surface and the pool deck as required by the State of Florida
Department of Health when underwater lighting is not provided.
• Six (6) hexagonal picnic tables, as manufactured by Plastic Lumber Company
(or equal), shall be provided for use as party rentals.
• Six (6) "Funbrellas" 20'-0" diameter shade -makers as manufactured by Anchor
Industries Inc. (or equal) shall be provided for use as party rentals.
• Ten (10) 6'-0" long benches with backs, as manufactured by Plastic Lumber
Company (or equal), shall be installed around the pool wet deck areas.
• Ten (10) 6'-0" long benches without backs, as manufactured by Plastic Lumber
Company (or equal), shall be installed around the pool wet deck areas.
• Ten (10) hexagonal waste receptacles, as manufactured by Plastic Lumber
Company (or equal), shall be installed around the pool wet deck area.
• Two hundred (200) lounging chairs, (25) low -back sand chairs and (25) upright
chairs, as manufactured by Taylor incorporated (or equal), shall be installed
around the pool wet deck area.
Pool Equipment:
• The pool and water activity facilities equipment shall be housed in the pool
equipment room in the concession building.
• Underground fiberglass collector tanks, as manufactured by Com-Pac Filtration
Inc. (or equal), shall be provided for each pool.
• Fully automatic horizontal high rate pressure sand filters, as manufactured by
EPD Wearnes (or equal), with flow rates not to exceed 17 GPM shall be installed
for each activity pool.
• A Baker Hydro Filtrations Inc. dual lateral sand filter system shall be installed for
the competitive pool.
• Strantrol "System" 7" automatic chemical controllers, as manufactured by US
Filter (or equal), shall be provided for each system and installed in an indoor
location.
• "The Solution" chlorine feeder systems, as manufactured by CES (or equal), shall

be provided for each system and installed in an indoor location. .
• ITT Marlow (or equal) feature pumps shall be provided for the activity pool
systems.
• ITT Marlow (or equal) circulation pumps shall be provided for the activity pool
systems.
• One (1) portable vacuum cleaner, as manufactured by Hammerhead (or equal),
shall be provided.
• Shepherd's hooks and life rings shall be provided in accordance with the Florida
Department of Health Chapter 64E-9.
• Signage per the State of Florida Department of Health requirements shall be
installed.
• A water testing kit, Taylor Technologies (or equal), shall be provided.
• Factory start up shall be provided for the pool equipment.
• Overhead lighting shall be installed to provide a minimum of thirty (30) feet
candles of illumination at floor level.
Site Electric and Lighting:
• A 3-phase electric service shall be installed to provide power for aquatic
complex, entry ticket building, the concession building and the parking II
development.
• Parking lot and driveway lighting shall be provided to meet the minimum
standards required by the Miami -Dade County Code of Ordinances.
• All light poles shall be installed in compliance with FBC 2 001 High Velocity
Wind Zone requirements.
Landscaping/Irrigation:
• Landscaping shall be provided throughout the developed portion of Phase II
shall be in accordance with the City of Miami code requirements.
• Native species will be planted wherever possible.
• Bahia/Seashore Paspalum sod shall be provided in all areas of development
except for the athletic fields.
• Irrigation controls shall be contained in lockable cabinets that will be hidden from
the view of public areas in the park.
• Irrigation systems shall be provided with rain/moisture sensors.
General Provisions:
• RDC shall provide all civil, landscape, irrigation, pool, architectural, structural,
mechanical, plumbing and electrical plans necessary to permit and construct the
proposed Grapeland Heights Park project.
• RDC shall provide topographical surveys, including construction stakeout,
necessary to complete the proposed project.
