NEW TENTATIVE PLAT # 1703
Located along the South Side of NE 87 Street
between NE 10 Court & NE Bayshore Drive
The City of Miami Plat and Street Committee, at its meeting of January 5, 2006, approved the
above tentative plat subject to the following revisions being made to the tentative plat,. additional
information being provided and/or variances being granted. Please be advised that the processing
of your tentative plat cannot proceed until these conditions have been satisfied.
1. In the location sketch provide a sectional/fractional legal description.
2. In, the title block, provide the section, township and range and include Miami -Dade County,
Florida.
3. Delete the angle values.
4, Provide a distance and a bearing for each proposed lot line and for the centerline and the
monument line of NE 87 Street. •
5. Show proposed lot and block numbers.
6. Also provide the acreage for each proposed lot.
7. Show the City of Miami monument line on NE 87 Street.
8. Tie in the existing building to remain to the proposed lot lines at the Southeast and the
Southwest comers of the building. Also tie in the pool to the South line.
9. Provide the total right-of-way width for NE 87 Street.
10. Identify Peyton and Nora Banks as the owners in the "Survey For" Statement.
11. In the zoning information, add: Section 401, Schedule of District Regulations.
12. State that there are no trees on the property.
13. Label the existing concrete bulkhead/seawall as such.
14. Elevations must be on City of Miami Datum.
15. Be more specific in the development intent statement.
16. An opinion of title, inthe City of Miami opinion of title form, must be provided at the time of
the final plat submittal.
17. Encroachments, if any, across lot lines must be removed prior to the final plat submittal.
18. Tentative plat application must be made with Miami -Dade County after receiving approval
from the City of Miami Plat and Street Committee.
19. Current backup documentation will be required for all who execute the final plat. A
resolution for authority to execute documents • and a Certificate of Good standing from the
Secretary of State is required, if applicable.
20. Verify that the plat name is acceptable with Miami -Dade County.
21. Clarify the zoning boundaries in the location sketch. Portions of the location sketch are
located within unincorporated Miami -Dade County.
22. Provide a written response from the City's Zoning Administrator that the setbacks for the
structure to remain are acceptable.

In addition to the above requirements, you should be aware of the following:
1. State and local laws require the installation of various physical improvements in the• public
rights -of -way when property is platted. These subdivision improvements include paving,
drainage, landscaping, sidewalks, etc. In • some cases this could represent a substantial
investment on your part.
2. The alteration, •relocation or installation of utilities such ,as storm and sanitary sewers,
electric, telephone, water, etc. caused by this plat will be at the property owner's expense.
Also, utility easements may be required on the property being platted. •
3. A• building permit will not be issued on the property being platted until .the final, plat is
recorded. Also, the Certificate of Occupancy for any building construction •wi11 be issued
only after all the required subdivision improvements have been completed. .
4. Approval for fire flow requirements must be obtained from the Fire -Rescue Department prior
to the issuance of a building permit.
5. Additional items must be provided to the City of Miami Department of Public Works before
the final plat is submitted to the City Commission for approval.. You will be notified. in
writing as to what these items are after the amount of the bond has been determined for the
necessary subdivision improvements.
6. Tentative plat approval is only valid for one (1) year from the date of the Plat and Street
Committee meeting at which tithe it was approved.
