Pursuant to Article 4, Section 401 and Article 22 of Ordinance 11000, as amended, the
Zoning Ordinance of the City of Miami, Florida, the subject proposal has been reviewed
for an amendment to the Zoning Atlas as follows:
The request is to change the Zoning designation as follows:
The subject property consists of four lots fronting SW 7th Street, one lot facing SW
7th Street Avenue and one lot facing SW 8th Avenue (a complete legal description on
file at the Hearing Boards Office), from R-3 "Multifamily Medium -Density
Residential" with SD-12 "Buffer Overlay" to C-1 "Restricted Commercial" with
and SD-25 "SW 8th Street Special Overlay District".
The following findings have been made:
• It is found that the current designation to the south of the property is C-1 "Restricted
Commercial" with and SD-25 "SW 8th Street Special Overlay District".
• It is found that the character of the south side of SW 7th Street is not residential and
that similar petitions for zoning changes have been granted in the past.
It is found that a change to Restricted Commercial is a logical extension of that
category in order for SW 8th Street to function as a vital commercial corridor, and to
allow greater flexibility to develop the property in a manner that will be beneficial to
the surrounding area.
Based on these findings, the Planning Department is recommending approval of the
application as presented.
