HomeMy WebLinkAboutAnalysisANALYSIS FOR ZONING CHANGE 1022 NW 1st Avenue FILE NO: 06-00357zc Pursuant to Article 4, Section 401 and Article 22 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal has been reviewed for an amendment to the Zoning Atlas as follows: The request is to change the Zoning designation as follows: Approximately 1022 NW l y' Avenue (Complete legal description on file at the Hearing Boards Office), from R-4 "Multifamily High -Density Residential" to SD-16 "Southeast Overtown-Park West Commercial -Residential District". The following findings have been made: • It is found that the subject property is currently under the same ownership of the parcels immediately to the south at 1000 and 1012 NW 15t Avenue. • It is found that the current designation to the south of the property is designated SD-16 "Southeast Overtown-Park West Commercial -Residential District". • It is found that the current designation to the east of the property (across the rail road) is designated SD-16.1 "Southeast Overtown-Park West Commercial -Residential District", and to the southeast of the property (across the rail road) is designated SD-16 "Southeast Overtown-Park West Commercial -Residential District". • It is found that this petition to change the zoning designation is in order to have the same designation for all the property. • It is found that the requested change to SD-16 "Southeast Overtown-Park West Commercial -Residential District" will increase the possibility of the subject property being enhanced in a manner which will directly benefit the adjacent area. I Based on these findings, the Planning Department is recommending approval of the application as presented.
