Pursuant to Article 4, Section 401 and Article 22 of Ordinance 11000, as amended, the Zoning
Ordinance of the City of Miami, Florida, the subject proposal has been reviewed for an
amendment to the Zoning Atlas as follows:
The request is to change the Zoning designation as follows:
The subject properties are located at 1701, 1801, 1825, 1851 Delaware Parkway (complete
legal description on file with the Hearing Boards Office), from R-1 "Single Family
Residential", "0" Office and "C-2" Liberal Commercial" to C-1 "Restricted Commercial".
The following findings have been made:
• It is found that the designations of the areas surrounding the subject property are: to the
southwest and east is "0" Office, except for the portion facing NW 28`1' Avenue and
Delaware Parkway and to the southeast is C-1 "Restricted Commercial".
• It is found that this petition is part of a (MUSP) for a mix -use project named "Miami River
Rapids".
• It is found that this project will require a Land Use map designation change as well, as part
of the Major Use Special Permit (MUSP).
• It is found that the zoning change will permit a more cohesive mixed use project that will
provide the ability for the residents to walk to services at the ground level which activates the
streets. It is also found that the buildings massing and composition allows for the buildings to
scale down from Commercial to Residential in a way that does not negatively impact the
existing residential area.
Based on these findings, the Planning Department is recommending approval of the
application as part of the Major Use Special Permit.
