NEW TENTATIVE PLAT # 1702
Located along -tie northwest side of SW 2 Avenue
between 1-95 Expressway and SW 17-Read
The City of Miami Plat and Street Committee, at its meeting of January 5, 2006, approved the
above tentative plat subject to the following revisions being made to the tentative plat, -additional
information being provided and/or variances being granted. Please be advised that the processing
of your tentative plat cannot proceed until these conditions have been satisfied.
1. In the title block delete the quotation marks from the proposed plat name.
2. Label section 39-54-41, as also being the POLLY LEWIS DONATION.
3. In the opinion of title, provide the legal description for the second parcel.
4. Delete the angles values and provide a bearing and a distance for each proposed tract line and
for the centerline and the monument line ofS'W 2 Avenue.
5. Provide the square footage and the acreage areas for the proposed tract.
6. Define the zoning district O, Office, as according to City of Miami Zoning Ordinance 11,000
.as amended, Article 4, Section 40], Schedule of District Regulations.
7. Provide a graphic scale.
8. Existing underground utilities, if any, in the ,adjacent right-of-way, must be shown.
9. Provide a complete tree survey including botanical and common name, height, diameter arid
-spread. -if no trees are located on the property, state so on the tentative plat.
10. An opinion of tide for the remnant portions -of the unplatted land must be provided at the final
plat submittal.
11. Ties to the remnant parcel must be shown.
12. Choose another plat name.
13. In the legal description, also identify the second parcel as also being known es Lot 17 of the
unrecorded plat.
34. Provide the number of buildings in the proposed development intent statement.
15. An opinion of title, in the City of Miami -opinion of title form, must be provided at the time of
the final plat submittal.
16. Encroachments, if any, across proposed tract lines must be removed prior tothe final plat.
17. Current backup documentation will be required for all who execute the final plat. A
resolution for authority to execute documents and a Certificate of Good standing from the
Secretary of State are required, if applicable.
18. Tentative plat application must be made with Miami -Dade County.after receiving -approval
from the City of Miami Plat and Street Committee.
19. Redraw -the location sketch to place the proposed subdivision in the -center.Eliminate the
darkened triangular area.
20. Provide ties along the northwesterly and southwesterly property lines to the remnant parcel
corners.

In addition to the above requirements, you should be aware of the following:
1. State and local laws require the installation of various physical improvements in the public
rights -of -way when property is platted. These subdivision improvements include paving,
drainage, landscaping, sidewalks, etc. In some cases this could represent a substantial
investment on your part.
2 The alteration, relocation or installation of utilities such as storm and sanitary sewers,
electric, telephone, water, etc. caused by this plat will be at the property owner's expense.
Also, utility easements may be required on the property being platted.
3. A building permit will not be issued on the property being platted until the final plat is
recorded. Also, the Certificate of Occupancy for any building construction will be issued
only after all the required subdivision improvements have been completed.
4. Approval for fire flow requirements must be obtained from the Fire -Rescue Department prior
to the issuance of a building permit.
5. Additional items must be provided to the City of Miami Department of Public Works before
the final plat is submitted to the City Commission, for approval. You will be notified in
writing as to what these items are after the amount .of the bond. has been determined for the
necessary subdivision improvements, _
6. Tentative plat approval is only valid for one (1) year from the date of the Plat and Street
Committee meeting at which time it was approved.

appropriate person to contact.

The accompanying Plat entitled CARRILLO SUBDIVISION was prepared by Mantel9G. Vera and
Associates, Inc. It is in correct form for submission to the City Commission and is forwarded with a
recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a subdivision of the property described in the attached Legal Description.
The area platted consists of one (1) tract containing approximately 15,000 square feet .(O:35± of
an acre). It is zoned R-4,0.
(2) The location of the streets and their widths conform to the standards of•the Department of Public
Works of the City of Miami, 'Florida.
(3) As certified 'to by Manuel G. Vera, Registered Surveyor and Mapper, this Plat complies with the
plat filing laws of the State of Florida.
(4) The Certificate of Title Examination dated //, , /! / .2 , sign by

the property platted is correctly vested in Peacock Development L.L.C., a 'Florida limited liability
company, and that the plat has been correctly executed.

16) In accordanoe with the requirements of Chapters 54 and 55, of the Code of the .city of Miami,
Florida, a Cashier's Check, in the amount of L$5,060.00, has been tendered by Peacock
Development, L.L.C., the owner. This Cashiers Check has been deposited with the Oireetor of

Finance and it will guarantee the completion of the subdivision improvements according to the
provisions of the Agreement between the City of Miami and aforementioned Peacock
