REPORT OF .PROPOSED RECORD PLAT OF
BRICKELL WEST VIEW
LOCATED ALONG T#IE WESTERLY SIDE OF
S.W. 17 ROAD AT'S.W. 2 COURT

The accompanying Plat entitled BRICKELL WEST VIEW was prepared by F.R. Brownell &
Associates, Inc. it is in correct form for submission to the City 'Commission and is forwarded with a
recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
(1) The property platted is a replat of the property described in the attached Legal Description. The
area platted consists of two (2) tracts containing approximately 49,223 square feet (1.13± of an
acre). It is zoned .C-10.
(2) The location of the streets and their widths conform to the standards of the Department of 'Public
Works of the City of -Miami, Florida.
(3) As certified to by Thomas Brownell, Registered Surveyor and Mapper, this Plat complies with the
plat filing laws of the State of Florida.
(4) The City Zoning Board of Miami, Florida, after Public Hearing, has recommended the closing of
that portion of S.W. 2 Court lying between the I-95 Expressway and S.W. 17 Road. This action
was confirmed by City Commission Resolution No. R-04-0240, dated April S, •2004.
(5) The Certificate of Title Examination dated /La,/ ,Zia , signed by
G�.rcq�%l!0 o , Attorney, indicates that the fee simple title to
the property platted is correctly vested in MJF/Crystal Development, L.L.C., a Florida limited
liability company, and that the plat has been correctly executed.
(8) The area platted is encumbered by a mortgage and the mortgage holder has executed the plat
and joined in its dedications.
(7) in accordance with the requirements of Chapters 54 and 5'5, of the Code of the City of Miami,
Florida, a Cashier's Check, in the amount of '$17 604.00, has been tendered by MJF/Crystal
Plaza, L.L.C., the owner. This Cashier's Check has been deposited with the Director of finance
and it will guarantee The completion of the subdivision improvements according -,to •the provisions
of the Agreement between the City of Miami and aforementioned MR/Crystal, L.L.C. The
improvements required at the property platted are listed as follows:

PROVIDE AND INSTAL. APPROXIMATELY 1575 SQUARE FEET Of SOLID
SOD IN PLACE, INCLUDING PLANTING SOIL AND TOP DRESSING
CONSTRUCT APPROXIMATELY 264 SQUARE YARDS OF NEW ASPHALT

(8) The attached Resolution has been prepared 'for the acceptanoe of the Plat by the City
Commission of Miami, fiorida.
