A RESOLUTION OF THE MIAMI CITY COMMISSION, WITH ATTACHMENTS,
AUTHORIZING THE CITY MANAGER TO EXECUTE A FIRST AMENDMENT TO
LEASE (THE "AMENDMENT"), IN SUBSTANTIALLY THE ATTACHED FORM,
BETWEEN THE CITY OF MIAMI ("LESSEE") AND CENTENNIAL EXPRESS, INC.
(THE "LESSOR"), FOR THE CITY'S USE OF APPROXIMATELY 1,326 SQUARE
FEET OF WAREHOUSE/OFFICE SPACE (THE "PREMISES") LOCATED AT 1251
NW 36 STREET, MIAMI, FLORIDA; SAID AMENDMENT WILL PROVIDE FOR 1)
LESSEE EXERCISING ITS FIRST TWO-YEAR OPTION TO RENEW LEASE; AND
2) LESSEE SHALL PAY RENT AT A RATE $1,523.80 PER MONTH ($13.79 PER
SQUARE FOOT OR $18,285.54 FOR THE YEAR); ALLOCATING FUNDS
THEREFORE FROM ACCOUNT CODE NO. 001000.290201.6.610; FURTHER
AUTHORIZING THE CITY MANAGER TO APPROVE AND EXECUTE
NON -SUBSTANTIVE AMENDMENTS TO SUCH AGREEMENT AS NEEDED; WITH
OTHER TERMS AND CONDITIONS AS MORE PARTICULARLY SET FORTH IN
THE LEASE.
WHEREAS, on July 7, 2005, the City Commission passed Resolution 05-0417 authorizing the City
Manager to execute a lease agreement with Centennial Express, Inc. for the City's use of
approximately 1,326 square feet of warehouse space located at 1251 NW 36th Street, Miami, Florida;
and
WHEREAS, the City's lease was for a one-year term, with two (2) options to renew for two-year
extensions, subject to rent negotiation; and
WHEREAS, Internal Affairs Division of the City's Police Department continues to need use of the
warehouse space and Centennial Express, Inc. has accepted the City's option to renew an extended
term of the existing lease agreement; and
WHEREAS, the City negotiated with Centennial Express, Inc. a rental rate for the extension period of
$13.79 per SF; and
WHEREAS, the lease cost of $13.79 per SF was found to be reasonable in comparison with other
similar properties;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA:
Section 1. The recitals and findings contained in the Preamble to this Resolution are hereby adopted
by reference thereto and incorporated herein as if fully set forth in this Section.
Section 2. The City Manager is hereby authorized to execute a First Amendment to Lease (the
"Amendment"), in substantially the attached form, between the City of Miami ("Lessee") and
Centennial Express, Inc. (the "Lessor"), for the City's use of approximately 1,326 square feet of
warehouse/office space (the "Premises") located at 1251 NW 36 Street, Miami, Florida; said
Amendment will provide for: 1) Lessee exercising its first two-year option to renew lease; and 2)
Lessee shall pay rent at a rate $1,523.80 per month ($13.79 per square foot or $18,285.54 for the
year); allocating funds therefore from Account Code No. 001000.290201.6.610; further authorizing the
City Manager to approve and execute non -substantive amendments to such agreement as needed;
with other terms and conditions as more particularly set forth in the Amendment.

Section 3. This Resolution shall become effective immediately upon its adoption and signature of the
Mayor.

{1} If the Mayor does not sign this Resolution, it shall become effective at the end of ten calendar days
from the date it was passed and adopted. If the Mayor vetoes this Resolution, it shall become
effective immediately upon override of the veto by the City Commission.
