ZONING CLASSIFICATION FROM "R-2" TWO-FAMILY RESIDENTIAL AND "SD-12"
BUFFER OVERLAY DISTRICT TO "C-1" RESTRICTED COMMERCIAL WITH AN "SD-
25" SW 8TH STREET SPECIAL OVERLAY DISTRICT, FOR THE PROPERTIES
LOCATED AT APPROXIMATELY 1919, 1927, 1935, 1945 AND 1965 SOUTHWEST 9TH
STREET, MIAMI, FLORIDA, MORE PARTICULARLY DESCRIBED IN "EXHIBIT A,"
CONTAINING A REPEALER PROVISION AND A SEVERABILITY CLAUSE; AND
PROVIDING FOR AN EFFECTIVE DATE.
Purpose: This will change the above properties to C-1 Restricted Commercial with an SD-25 SW
8th Street Special Overlay District for the proposed Renaissance Pointe Major Use
Special Permit project.

five affirmative votes in favor of the Change of Land Use on January 18, 2006 by a vote of 4-
3.

Zoning Board: Recommended approval with conditions to City Commission on December 12, 2005
by a vote of 8-0 of the original request from R-2 Two -Family Residential to C-1
Restricted Commercial. Returned to the Zoning Board due to the omission of SD-12
and SD-25.
