SITE DESCRIPTION: The is located at the southeast corner of S.W. 20m Avenue and S.W. 8`1' Street in the City of Miami. The site encompasses the entire block between S.W. 8th Street and S.W. 9th Street and between S.W. 20tr Avenue and S.W. 21 Avenue. LEGAL DESCRIPTION: 8,9 and 10 and east 50 feet of Lot 7, Block 3 of "Tamiami Heights" according to the plat thereof as recorded in Plat Book 7 at Page 64 of the Public Records of the City of Miami, Miami -Dade County, Florida and Lots A,B, and C of "Tamiami Heights Extension", according to the plat thereof as recorded in Plat Book 21 at Page 48 of the Public records of the City of Miami, Miami -Dade County, Florida. The site will be developed as a 338 unit apartment building and 18 townhouse units. The total net area is 110,41E square feet or 2.53 acres. Total Landscape areas will consist of 10,79E square feet. The remaining square footage of the site will consist of either building or paved areas. 2. DRAINAGE: Once the project has been fully developed the site will consist of 98 0 impervious areas and 2 o pervious areas. This site will have a stormwater runoff from the building roof, paved surface areas, deck areas and landscape areas. The weighted runoff coefficient using the Rational Method is as follows; Cw; Description Area C (A)(C) Pervious 0.25 0.4 0.10 Impervious 2.28 0.9 2.05 Total 2.53 2.15 Cw = 2.15 / 2.53 = 0.85 The site will be developed with several catch basins (inlets) through out to collect the stormwater. The rainfall runoff will be directed towards these proposed catch basins by sloping the paved areas towards these catch basins. Furthermore, the roof runoff will be collected and piped to the catch basins thru storm drainage pipes. Once the stormwater has been collected at the catch basins, they will be directed via storm pipes to the proposed drainage wells. These drainage wells will then dispose of the stormwater into the underlying • • • soil strata. The proposed wells will consist of 24" diameter wells with their corresponding collection boxes. This stormwater drainage system will be designed as per the City of Miami Public Works Department and the Department of Environmental Resources Management (DERM) standard policies for stormwater retention. The calculations will be based on a 5 year 1-day storm event. Please note that proposed stormwater drainage system will comply with the requirement of providing pollution retardant baffles. The following is the preliminary drainage calculations for this project using the 5 year storm event. Total Net Area: 110,416 square feet or 2.53 acres Weighted Runoff Coefficient: 0.85 Intensity of Rainfall: 6.7 inches per hour Runoff Q = c i a = (0.85) (6.7) (2.53) = 14.40 cfs = 6,466 gallons per minute Based on the standard usage of 1 well per acre, this site will provide a minimum of 3 wells. please note that once construction documents are prepared the number of wells may increase to three if the existing and proposed site elevations dictate it. 3. WATER DISTRIBUTTON: Miami -Dade Water & Sewer Department (M-DWASD) records show that the site currently has an existing sixteen (16) inch water main along the property frontage on S.W. 8th Street, a thirty (30) inch water main along S.W. 9`h Street. Along S.W. 20th Avenue there currently only exist a six (6) inch water main. Along S.W. 19`1' Avenue there is only a small portion of an eight (8) inch water main. Based on the current standards from the Miami -Dade Water & Sewer Department, a water main improvement would most likely be required along the two Avenues. The current standards require that a high rise development as well as commercial developments must have a twelve (12) inch water main abutting all public frontage. The actual requirements will be determined upon receiving a water & sewer availability letter from the department. The proposed building water and fire services will be connected to the new twelve (12) inch water main. Please note that additional fire hydrants (if required) will also be connected to either the existing water main or the new water main improvements. The anticipated water demand based on current M-DWASD standards is as follows; • • • Apartments: 200 gallons per day per apartment (gpd) Townhouses: 250 gallons per day per apartment (gpd) Therefore the total water usage demand for this project is as follows; Apartments 338 units @ 200 gpd = 67,600 gpd Townhouses 18 units @ 250 gpd 4,500 gpd TOTAL: 72,100 gpd 4. SANITARY SEWER DISTRIBUTION: The site currently has an eight (8) inch sanitary sewer along three (3) frontage roads, S.W. 20tn Avenue, S.W. 19th Avenue and S.W. 9th Street. This site will connect to one of these existing sewer mains. Please note that since this project generates greater than 10,000 gallons per day, Miami -Dade Water & Sewer will have to determine if any improvements will have to be performed on their system due Co the increase of sewage flow from this project. The anticipated sewer demand based on current M-DWASD standards is as follows; Apartments: 200 gallons per day per apartment (gpd) Townhouses: 250 gallons per day per apartment (gpd) Therefore the total water usage demand for this project is as follows; Apartments 338 units @ 200 gpd = 67,600 gpd Townhouses 18 units @ 250 gpd = 4,500 gpd TOTAL: 72,100 gpd Using a peak factor of 2.5 this site will generate a total sewage demand of 180,250 gallons per day. 5. SOLID WASTE GENERATION: Solid Waste generated from this proposed project will be collected in trash dumpster containers for both refuse and recycling. Regular service will be provided thru a private hauling company or thru the City of Miami Solid Waste Department. • • • The total daily volumes from this site for solid waste disposal is as follows; RESIDENTIAL APARTMENTS & TOWNHOUSES: Rate 1.5 tons per year per Apartments and Townhouses (units) 356 units x 1.5 tons/year = 534 tons per year 1.46 tons per day = 2,926 lbs per day
