A, INTRODUCTION
The proposed project, known as Tiziano II, is a multi -family residential consisting of .64
gross acres or 27,983 square feet. Tiziano II is located along 4th Avenue between NE 23'1
Street and NE 23ra Terrace and is zoned R-4 with an SD-20 overlay. Tiziano II consists
of the following: (i) 54 residential dwelling units totaling 50,216 square feet; and (ii)
1,341 square feet of residential retail space. The total gross area of the proposed project
is 136,737 square feet with a height of 314'8" above grade. The proposed project is
consistent with the R-4 District and SD-20 overlay regulations.
The proposed development includes variations of one and two bedroom units. The
proposed project's frontage along NE 4th Avenue is both attractive and pedestrian -
friendly, with extensive landscaping. The entrance to the parking garage is located to
23r1 Terrace. The facade of the garage incorporates attractive architectural features to
soften its impact on adjacent properties. Although the City of Miami Code requires
fifty-four (54) spaces for the development, the developer is providing a total of seventy
(70) parking spaces to ensure that visitors and residents of the development do not park
within surrounding areas. Lastly, the receiving area and service vehicle ingress and
egress are also located on 23"' Street with sufficient area within the site for loading and
maneuvering of such vehicles.
Tiziano II will be one additional step in the positive transformation of the Edgewater
district. The development will fit nicely with the scale and intensity of existing and
proposed residential and commercial uses.
