Dear Ms. Fernandez:
This law firm represents Premier Management and Investments
Company, Inc., with respect to the enclosed applications for an amendment to
the Comprehensive Neighborhood Plan and an Amendment to the City of Miami
Zoning Atlas. This letter shall serve as the Applicant's initial letter of intent.
The Property is located just on the north side of Flagler and is
approximately 1.12 acres in size. The Property is currently designated Medium
Density Multifamily Residential and single family residential, zoned R-1 single
family residential and R-3 Multifamily Medium -Density Residential and the
Applicant is requesting necessary changes in order to rezone the Property to
Restricted Commercial (C-1) in order to provide a mixed -used development with
both a commercial and residential component. Currently, the Property is
developed with four residential buildings.
