HomeMy WebLinkAboutAnalysisANALYSIS FOR ZONING CHANGE Approximately 3885 NW 6th STREET & 600 NW 38th COURT FILE NO: 06-00440zc Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal for an amendment to the Zoning Atlas has been reviewed as follows: The request is to change the Zoning designation as follows: Lots11 and 12, Block 1 of "DURHAMTERRACE", according to Plat Book 44 at Page 55; from R-1 "Single Family Residential" to R-1 "Single Family Residential" with an SD-.12 "Buffer Overlay District". The following findings have been made: • It is found that immediately to the north of lot I l the designation is C-1 "Restricted Commercial". It is also found that immediately to the north of lot 12 it is designated R-3 "Multifamily Medium -Density Residential"; which is being requested to change to C-1 ".Restricted Commercial" as a companion item in this agenda, and immediately to the south of both subject lots the whole block is designated R-1 "Single Family Residential". • It is found that the requested change to SD-12 on the subject property is in order to improve the existing parking area to be used as parking for the adjacent Cl-"Restricted Commercial" area. • It is found that the requested change will be beneficial to the adjacent area in that it will provide parking for existing commercial uses along NW 7th Street which would otherwise park within the neighborhood, and it will provide new landscaping to the proposed parking area which will beautify and buffer the parking use. • It is found that the requested zoning change designation does not require a change to the underlying land use designation and therefore does not requires an amendment to the Future Land Use Map of the Comprehensive Plan. Based on these findings, the Planning Department is recommending approval of the application as long as the companion item's change of zoning from R-3 to C-1 at Lot 1, Block 1, of above mentioned subdivision, is recommended to City Commission for approval.
