" 5944 e President • • • • d Tor> introduction Mid Town Park is a proposed 1.36 acre residential and retail development t al k be , constructed along North MiamiAvenue between 'NW'NW3=�'t; Terrace and NW��.� Street within the limits of the City of Miami, Florida, Mid Town Park consists of 155 condominium units, 5,937 square feet of retail space. 1,308 square foot restaurant and a parking garage. The proposed site will combine several sots between NW 34t; Terrace and NW 35 Street on the west side of North Mia.nni Avenue, An alleyway running north and south needs to be vacated to allow the development ofthe site_ The current site contains a one story building and asphalt parking area that will be demolished to make room for the proposed residential and retail development. (see attached reduced tentative ;flat in the appendix). Drainage Existing Drainage: The existing, site is surrounded by paved roads that are maintained by the Cite of Miami Public Works Department, The existing drainage system consists of inlets and exfiltration trenches. The rim elevations of the existim2. inlets vary depending on their location along the existing roads. The elevations along the perimeter of the property as shown on the tentative plat var) between + 1 3.80 and * 14.90 and relate to the City of Miami Datum. The existing development has a drainage system that collects stormwater generated on -site and discharges it into the ground through exflitration trenches. Proposed Drainage: The proposed she is planned to be drained by the use of both exfiltration trenches and drainage wells. This drainage system will be sized to dispose the 5-year storm event as required by Miami -Dade County's Department of Environmental Resource Management (DERM). We anticipate the use of 24 diameter drainage wells and exfiltration trenches to dispose ofthe stowiwater generated on -site, The on -site stormwater will be prevented from flowing onto public roads by the placement of a perimeter berm. Water Distribution Existing Water Mains: Miami -Dade Water & Sewer Department (WASD) owns and operates the following water mains in the vicinity of the project see attached Water Atlas in the appendix). This proposed main ,. -ill connect ro the existing I?" water main that is being installed by the Midtown Developers that is located at the intersection of N Miami Avenue and NW 34t' Terrace. in addition a portion of the existing 2" water main located in the alleyway to be vacated will have to be removed to allow the proposed construction. Water Demand: The proposed project is expected to generate an average daily eater demand of 31,947gallons per day (GPD) per W LSD's standard flows for residential and commercial developments. The proposed development will connect to the existimtt 10" gravity line located in North Miami Avenue with an 8" service line. The site can also connect to the existing gravity sewer mains located in NW 34`h Terrace and NW 35 h Street. The connection to these mains can only be with a 6" service line as WASD does not allow an 8" service connection to an 8" gravity main. As of the date (9/30/05) or this study the downstream pump station has sufficient capacity to serve this site_ A sewer allocation issued by DERM will be required to allow the construction of this project_ Pa e • • • 11L Sanitary Sex er Collection System Coned Sanitary Sewer Load: The proposed projet:t is expected to generate an average daily sewer load of31,947gallons per day (GPD) per _Miami -Dade Water & Seer Department standard flows for residential and commercial developments. Pick-up service will be provided by either a private garbage collection company or by the City of Miami Solid Waste Department_ Gas We do not anticipate a need for natural gas at the referenced project. TECO Peoples Gas Company has an existing 4" gas main located in NW 35'Street and NW 34th Terrace and a 2" Ltas main located in the alleyway. The 2" main located in the alleyway will have to be removed and or relocated to allow the construction of the proposed improvements. VI. Electrical Florida Power & Light has existing facilities to the site which overhead. The available service is 120/208 Volt_ 3 Phase. 240/480 Volt 3 Phase is also available should the development require it.
