Ciroce, P.E. 435944 Vice President • • • • r on oduction Bricked Flatiron is a proposed l . l 1 acre residential / commercial development that will be constructed along South Miami. Avenue between SE. 0" and SW 12 Streets within the limits ot the City of Miami, Florida. Brickell Flatiron will consists of 554 condominium units, 254,043 square feet of office space, 30,316 square feet of retail space. 16,913 square lbot of restaurant space (equates to 169 seats) and a parking garage. The proposed site will combine two tracts of land located on the north and south sides of 5h: 1 1 " Street. The south tract is vacant and the north tract contains a small office building and parking lot that will be demolished to make room for the proposed development. In addition to the structures to be demolished a portion of SE 1 1"' Street between South Ivtiami Avenue and Brickell Plaza (SE I .Ave) will be vacated (see attached reduced tentative plat in the appendix)_ Drainage Existing Drainage: The existing site is surrounded by paved roads that are maintained by the City of Miami Public Works Department_ The existing drainage system consists of inlets and exfiltration trenches. The rim elevations of the existing inlets vary depending on their location along the existing roads. The elevations along the perimeter of the property as shown on the tentative plat vary between +5.60 and -9.00 and relate to the City of Miami Datum. The existing development has a drainage system that collects stormwater generated on -site and discharges it into the ground through exflitration trenches. Proposed Drainage: The proposed site is planned to be drained by the use of both exfiltration trenches and drainage wells. This drainage system will be sized to dispose the 5-year storm event as required by Miami -Dade County's Department of Environmental R.esource Management (DERM). We anticipate the use of 24" diameter drainage wens and exfiltration trenches to dispose of the stormwater generated on -site. The on -site stoirl.wwater will be prevented from flowing onto public roads by the placement ofa perimeter bean. II. Water Distribution Existing Water Mains: The Miami -Dade Water & Sewer Department (WASD) owns and operates the following water mains in the vicinity, of the project (see attached WASD Water Atlas in the appendix). Miami Ave & Brickell Plaza DESCRIPTION 12" Water Main 6", & 16" Water Mains 6" Water Main No Water Mains 12" & 16 Water Mains Proposed Water Mains: Based on the table of existing water mains, we anticipate that a new 12'' water main may be required by WASD_ This proposed main will run along the south side of SE 10tt" Street and connect to the existing 12" water main located at the intersection of SF: 10th Street and Brickell Plaza and to the existing 16" water main located at the intersection of SE 10th Street and South Miami Ave. The proposed development will connect the proposed 8" domestic and 6" tire mains to the existing 12" water main located in Brickell Plaza. Water Demand: The proposed project is expected to generate an average daily gate demand of 145,278gallons per day (GPD) per WASD's standard flows for residential and commercial developments. Sanitary Sewer Collection System Cant'd Proposed Sanitary Sewer Mains: Based on the table of existing sewer mains, we do not anticipate the construction of any off -site mains. The proposed development will connect to the existing 8" gravity line located in South Miami Avenue with a 6" service line. Please note that the building's sewer service lines exiting the building will require that they be no larger than 6" due the fact that WASD does not permit an 8" service connection to an 8" gravity main. The site can also connect to the existing gravity sewer manhole located at the intersection of SW 11 t" Street and South Miami Avenue with an 8" service line. As of the date (9/30/05) of this study the downstream pump station has sufficient capacity to serve this site. A sewer allocation issued by DERM will be required to allow the construction of this project. Sanitary Sewer Load: The proposed project is expected to generate an average daily sewer load of 145,278 gallons per date (GPD) per WASD's standard flows for residential and commercial developments. Solid Waste Generation The solid waste that will be generated by this development was calculated as follows: 1. office/retail: 12,300 lbs/day (4 lbs per 100 SF per day) 2. condominium: 8,300 lbsiday (6 lbs per day per capita) The solid waste that will be generated by this project will be collected in standard on -site containers. Pick-up service will be provided by either a private garbage collection company or by the City of Miami Solid Waste Department. V. Gas We do not anticipate a need for natural gas at the referenced project. The gas service if required will be provided by TECO Peoples Gas. There is a 2" gas main located in SE 10`h Street, SW Street_ S Miami Avenue and Brickell Plaza (SE 1s' Ave). • • • VI, Electrical Florida Power & Light has existing facilities to the site which overhead. The available service is 120/208 Volt, 3 Phase. 240/480 Volt 3 Phase is also available should the development require it. The project will be served from pole mounted transfoianers or an FPL vault located on the ground floor of the proposed building.
