WI NESSETH, that Grantor, for and in consideration of the sum of TEN AND NO/100
($10.00) DOLLARS and other good and valuable considerations to the Grantor in hand paid by the
Grantee, the receipt whereof is hereby acknowledged, hereby grant, bargain, sell to the Grantee the
following descnbed real property (the "Property") situate, lying and being in Dade County, Florida, to
wit:

the South 10 feet thereof, Block 8, SOUTH CITY OF MIAMI,
according to the plat thereof, as recorded in Plat Book B, Page 41, of
the Public Records of Miami -Dade County, Florida.
and the Grantor does hereby fully warrant the title to the Property and will defend the Property against
the lawfill claims of all persons whomsoever,
SUBJECT TO: 1)
Real Estate Taxes for 2003 and subsequent years.
2) Restrictions, Reservations, Easements, Conditions, and Limitations and other
matters appearing of record, without reimposing same.
3) All laws, ordinances, and governmental regulations, including, but not limited
to, all applicable building, zoning, land use, and environmental ordinances and
regulations
