JUSTIFICATION:
The City is entering into a Lease Agreement with AVS International Group, Inc. for the City's use
of 2,000 square feet of warehouse space in Miami -Dade County.

The Lease Agreement term is for an initial term of one year to retroactively commence on
January 1, 2006 with a monthly rent of $1,833 ($11 per sq ft/$22,000 annually) with an option to
renew for up to 5 additional one-year periods, with rent remaining the same for the first two
options and mutually agreed rent amount for the remaining years.
