The lease is for a term of two (2) years that shall commence on the effective date. The lease term has an option to extend for one (1) additional one-year term subject to mutual consent of the parties. Rent for the first year shall be at a rate of $18.40 per square foot or $2,300.00 per month with rent for subsequent term year to be adjusted based on increases in Consumer Price Index (CPI) but shall not exceed three percent (3%). Lessor to provide Lessee with six (6) reserved parking spaces for Lessee, with other terms and conditions as more particularly set forth in the lease agreement. See attached. Direct City Manager 51uttn(O Page 1 of 2 AGENDA ITEM SUMMARY FORM Subject: Lease Agreement with Grovites United to Survive Background Information: On February 22, 2002, the City Manager executed a lease between the City of Miami and Grovites United to Survive (G.U.T.S.) to lease approximately 1,500 square feet of office space for a two-year term, with no options to renew, to establish a Neighborhood Enhancement Team ("NET") office at 3692 B Grand Avenue, Miami, Florida in the Southwest Grove area. The lease expired and NET continued to occupy the premises under the same terms and conditions while the parties negotiated a new agreement. Administration has negotiated a new lease with G.U.T.S., to continue leasing 1,500 square feet of office space for the Southwest Grove NET. Comparable rental rates for the area range from $22.50 to $30.00 per square foot. Paae 2 of 2
