'chic City of Miami strives to achieve diverse pedestrian -friendly distinct neighborhoods, promote transit connections, and provide contextual, safe, and cornfortable buildings, blocks, streets, and parks that contribute to a prosperous city for all residents to enjoy. Context • Due to the size of the current proposal in relation to the existing context staff recommends that the project be brought down in scale to the maximum allowable bycurrent zoning. The additional FAR through the PUD and Affordable Housing Bonus creates a project out of scale within the context of the neighborhood and th.e small street on which it is situated. Architecture • We appreciate the liner uses and public spaces, • Internalize the drop-off and loading areas by providing a se ice pass thru connecting NE 261h Terrace and NE 26r1 Street, Biscayne Bay/ Landscaping • The proposed Baywalk does not have enough detail and appears not to meet the City of Miami Baywalk/Riverwalk Design Guidelines. The proposal does not include 1 section of the proposed .Baywalk to show the location of bay, retaining wall, wall cap, warning strip, palms, shade trees, lighting, benches. (See Figures 1 and 2) It is our intention with these comments to aid in expediting Special Permit applications with your voluntary efforts in making the necessary changes; thereby, avoiding any preventable delays particularly prior to a project's submission to the Large Scale Development Committee or the Urban Development Review Board.
