COMMENTS:
The following comments were generated following the UDRB meeting on February 15, 2006 representing the Planning
Department and UDRB member's final conditions for Major Use Special Permit approval.
The City of Miami strives to achieve diverse pedestrian -friendly distinct neighborhoods, promote transit connections,
and provide contextual, safe, and comfortable buildings, blocks, streets, and parks that contribute to a prosperous city
for all residents to enjoy.
Submittal:
The application package is missing critical items, marked in bold below. The applicant may not proceed to the UDRB
until these items are submitted to the Pre -Application Design Review Committee. All other comments may be
addressed in future submittals to the Design Review Committee, or as conditions of the Major Use Special Permit.
Parking Garage
• Replace the proposed metal louvers with an artistic glass treatment, incorporating the proposed
"lighting feature" into the design of these openings (page A-303). It is essential that the garage
openings on the south and west facades of the garage receive exceptional treatment. This site is located

Landscaping
The proposed striped bands of pavers proposed thru the public sidewalks and streets are attractive, however these items
will not be in context with the remainder of the street. Please redesign the landscape plan to include a more uniform
hardscape condition. The proposed plantings are appropriate and attractive.
It is our intention with these comments to aid in expediting Special Permit applications with your
voluntary efforts in making the necessary changes; thereby, avoiding any preventable delays particularly
prior to a project's submission to the Large Scale Development Committee or the Urban Development
Review Board.
