REPORT OF PROPOSED RECORD PLAT OF
MERCEDES SUBDIVISION
LOCATED ALONG LOUISE STREET AND CENTER STREET
NORTH OF WEST TRADE AVENUE
The accompanying Plat entitled MERCEDES SUBDIVISION was prepared by HADDONE
CORPORATION. It is in correct form for submission to the City Commission and is
forwarded with a recommendation that it be approved.
PERTINENT INFORMATION REGARDING THE PLAT:
The property platted is a replat of the property described in the attached Legal
Description. The area platted consists of four (4) lots containing approximately
20,430 square feet (0.47 ± of an acre). It is zoned R-2.
The location of the streets and their widths conform to the standards of the
Department of Public Works of the City of Miami, Florida.
As certified to by Abraham Hadad, Registered Surveyor and Mapper, this Plat
complies with the plat filing laws of the State of Florida.

Attorney, indicates that the fee simple
title to the property platted is correctly vested in Coconut Grove Partners, L.L.C., a
Florida limited liability company, and that the plat has been correctly executed.
(5) The area platted is encumbered by amortgage and the mortgage holder has
executed the plat and joined in its dedications.
(6) In accordance with the requirements of Chapters 54 and 55, of the Code of the
City of Miami, Florida, a Cashier's Check, in the amount of $6,123.88 has been
tendered by Coconut Grove Partners, L.L.C., the owner. The Cashier's Check has
been deposited with the Director of Finance and it will guarantee the completion
of the subdivision improvements according to the provisions of the Agreement
between the City of Miami and aforementioned Coconut Grove Partners, L.L.C.
The improvements required at the property platted are listed as follows:
• CONSTRUCT APPROXIMATELY 291 SQUARE FEET OF CONSTRUCT NEW 4-INCH
CONCRETE SIDEWALK (INCLUDING HANDICAP RAMPS)
• CONSTRUCT APPROXIMATELY 50 SQUARE FEET OF NEW 6-INCH CONCRETE
SIDEWALK
• CONSTRUCT APPROXIMATELY 51 SQUARE YARDS OF NEW ASPHALT
PAVEMENT (1 1/2-inch ASPHALTIC CONCRETE PAVEMENT AND 8-INCH
LIMEROCK BASE)
• PROVIDE AND INSTALL APPROXIMATELY 1,106 SQUARE FEET OF SOLID SOD
(INCLUDING PLANTING SOIL AND TOP DRESSING)
• PROVIDE AND PLANT TWO (2) TRUMPET TREES (TABEBUIA HETEROPHYLLA)
• PROVIDE AND INSTALL APPROXIMATELY 10 LINEAR FEET OF 6-INCH
SANITARY LATERAL EXTENSION
(7) The City of Miami Department of Public Works recommends that a covenant be
accepted postponing the immediate construction of street improvements
(sidewalk, curb and gutter) on Louise Street.
(8) The attached Resolution has been prepared for the acceptance of the Plat by the
City Commission of Miami, Florida.
