THIS INDENTURE, made this day of , A.D. 2005, between
GARRAM HOMES, INC., a Florida corporation, existing under he laws of the State of Florida, having its
principal place of business in the County of Miami -Dade, State of Florida, and whose mailing address is
285 Sevilla Avenue, 2nd Floor, Coral Gables, Florida 33134, party of the first part, and the CITY OF MIAMI,
a Florida corporation, P.O, Box 330708, Coconut Grove Station, Miami 33233-0708, of the County. of
Miami -Dade, in the State of Florida, party of the second part.
wiTNESSETH that the said party of the first part, for and in consideration of the
sum of ONE DOLLAR (S1.00) and other good and valuable consideration to it in hand paid
by the party of the second part, the receipt whereof is hereby acknowledged, has
granted, bargained and sold to the sald party of the second part, its successors in
Interest, for the purpose of a public highway and/or road and purposes incidental
thereto, all right, title, interest, claim or demand of the party of the first part, in and to
the following described land, situate, Tying and being in the County of Miami -Dade and
State of Florida, to wit:
See attached EXHIBIT "A° attached hereto and made a part hereof.
And the said party of the first part does hereby fully warrant the title to said land,
and will defend the same against the lawful claims of all persons whomsoever.

EXHIBIT "A"
Those portions of: Lots 24, 25 and 26, less the South 45 feet thereof,
ORANGE POUND'S SUB -DIVISION OF BLOCK 6 OF THE EDWARD PENT
HOMESTEAD, according to the Plat thereof, as recorded in Plat Book
3, Page 34, of the Public Records of Miami -Dade County, Florida,
being more particularly described as follows:
The North 5 feet thereof;
and
The West 5 feet of said Lot 24 less the South 45 feet;
and
The external area of a circular curve, lying within said Lot 24 less the
South 45 feet, being concave to the Southeast, having a radius of
25.00 feet, a central angle of 90° 09' 20", an arc length of 39.34 feet
and tangents which are 25 feet East of and parallel with the
centerline of Matilda Street and 25 feet South of and parallel with
the centerline of Shipping Avenue.
