CASE NO: 2005-1044 Pursuant to Article 4, Section 401 of Ordinance 11000, as amended, the Zoning Ordinance of the City of Miami, Florida, the subject proposal for an amendment to the Zoning Atlas has been reviewed as follows: The request is to change the Zoning designation from R-2 "Two -Family Residential" to C-2 "Liberal Commercial" as follows: The subject property consist on one parcel immediately west of lots 23 and 24, which fronts NW 2nd Avenue between NW 396 Street and State Road 112 (Complete legal description on file with Hearing Board Office). The following findings have been made: • it is found that the subject property abuts C-2 "Liberal Commercial" to the east. It is also found that the parcel those not front any streets and the only access is through an alley. • It is found that the requested zoning change will allow the property to have residential uses by special exception on the property as it is developed.
